Summary

The Associate Building Manager - Maintenance & Custodian is a front facing role responsible for meeting the maintenance and facilities needs at the site and to serve the tenant population both practically and personally to provide inclusion, community and a sense of belonging while upholding the mission, vision and values of More Than A Roof.

Full Time: 40 hours per week

Duties & Responsibilities:

Units

- Respond to 'Request for Repair' forms making necessary repairs or contacting service people (ie. fridge repair, pest control, plumbing, etc.) in a timely manner
- Unit change-over cleaning & repairs; paint & flooring contracted when necessary and in accordance with replacement reserve schedules
- maintain organized maintenance files for all units including a master file Common/Laundry Rooms
- Every 2-3 weeks or as needed: check ventilation & clean filters, clean windows, set & monitor heat levels
- Prepare common area when room is booked by tenants or other groups using the facility by cleaning.
- Unit turnover: Prepare units for tenant changeovers

Cleaning & Janitorial responsibilities

- Use cleaning supplies and equipment to keep the units,



offices & common spaces looking clean and professional
- Sweep, mop, scrub and vacuum hallways, floors and stairs
- Wash windows, interior walls and ceilings
- Clean and disinfect bathrooms and fixtures
- Monitor supply levels and inform supervisor or manager when orders should be made
- Remove snow & ice from walkways and parking areas
- Dust, wipe, disinfect all office furniture, office equipments like fax machine, printer etc.
- Fix toilets that are running or clogged
- Daily walkthrough, using the stairs, to check for spills and other issues
- Respond to any major spills or other cleaning crisis
- Inform the manager to order supplies required for facility maintenance

Grounds

- Exterior building maintenance as required - washing windows, power wash exterior Parking Garages
- Keys maintain secure key systems for the entire property

Tenant Relations

- Research community resources that will aid tenants in personal &/or skilled growth
- Assist tenants with life skills like cleaning, budgeting, etc. where appropriate
- Facilitate and support community development and tenant interaction
- Foster and facilitate volunteer opportunities
- Plan and execute community functions and events
- Listen to specific concerns of tenants
- Liaise between community and local services
- Encourage compliance with ‘house rules’ and tenancy agreement terms, and deal with conflict resolution as necessary




- be ‘on call’ during the week to help tenants as required

Other

- Ensure annual service contracts are properly executed (ie. garbage, irrigation, pest control, etc.) in coordination with the property manager
- Replace lights throughout as necessary
- Check common hallways, elevators and stairwells on a weekly basis & coordinate necessary follow up
- Test emergency lighting where applicable (annual)
- Run emergency generator on a monthly basis
- Budget maintenance expenditures staying within spending guidelines and following guidelines for expenses, capital planning and replacement

Working Conditions

MTR employees work closely with members in the vulnerable sector, both within our client base and with the general public. There may be exposure to abuse (verbal or physical), encounters with individuals in unsanitary conditions, and interactions with individuals experiencing emotional issues or vicarious trauma.

More Than a Roof is a faith-based ministry, guided and operated by those who are mature in the Christian faith. This role will involve a component of Christian ministry and outreach. A statement of faith is requested from candidates as part of the application process.

Physical Requirements

Work involves standing and moving around up to 85% of the time including climbing stairs, bending, getting up & down off the floor and repetitive movements like mopping & window washing. Work also involves looking at a computer screen and using a keyboard for up to 15% of the time. Must be able to lift 50lbs occasionally.

A Class 5 Driver's License is required as travel is occasionally necessary

Pay: $25.00 per hour
