POSITION: Full-time Property Manager (1 New Position)
PROGRAM: Administration. Head Office at 101 Edward Avenue, Richmond Hill. Job Location may change based on Association’s needs.
HOURS: Hours must be flexible to meet the needs of the team and the people receiving support.
REMUNERATION: Starting from $ 70,636.80 per annum plus advantages as per Association’s policy

Summary of the role:
- The Property Manager is responsible for the safe, compliant, and cost-effective management of the organization’s physical assets, including 16 licensed group homes and a central head office facility located in Richmond Hill. The role ensures all properties meet or exceed requirements under the Ontario Fire Code, Ontario Building Code, municipal by-laws, and applicable Ministry of Children, Community and Social Services (MCCSS) expectations and are inspection-ready at all times.
- Operating within a non-profit developmental services environment, the Property Manager plays a key role in protecting the health and safety of individuals supported, staff,
and visitors while supporting licensing, inspections, and audits through proactive facility management and documentation.
What you will do:
- Oversee the maintenance, repair, and overall condition of all organizational properties to ensure safe, functional, and well-maintained facilities.
- Ensure compliance with the Ontario Fire Code, including maintaining fire safety plans, coordinating inspections, testing, and fire protection system maintenance.
- Liaise with municipal fire departments and regulatory bodies to address inspections, orders, and compliance requirements.
- Ensure all residences and facilities meet MCCSS licensing, inspection, and physical premises standards, as well as applicable health, safety, and accessibility legislation.
- Prepare, maintain, and organize documentation required for regulatory inspections, audits, and compliance reviews.
- Conduct regular facility inspections, identify risks and deficiencies, and implement corrective actions and maintenance plans.
- Source, evaluate, and manage contractors and vendors, ensuring compliance with licensing, insurance, WSIB, safety, and quality requirements.
- Develop and monitor property maintenance budgets, track expenditures, identify cost-saving opportunities, and support long-term capital planning.
- Maintain accurate records of maintenance activities, fire safety systems, permits, inspections, and facility condition assessments, and provide regular reports to leadership.
- Collaborate with operational leaders and support teams to address urgent property issues, support service delivery,
and advance accessibility and organizational improvement initiatives.
What We Need:
- Diploma or degree in Facilities Management, Building Technology, Property Management, or a related field; or an equivalent combination of education and experience.
- Minimum 5 years of facilities or property management experience, preferably within non-profit, healthcare, supportive housing, or developmental services environments.
- Demonstrated experience managing multiple residential properties.
- Hands-on experience with Ontario regulatory compliance, inspections, and contractor oversight.
- Knowledge of Ontario accessibility requirements and standards.
- Experience supporting licensing, audits, or regulatory reviews.
- Working knowledge of:
o Ontario Fire Code
o Fire Protection and Prevention Act, 1997
o Ontario Building Code
o Municipal property standards and bylaws
- Valid Ontario driver’s license and access to a vehicle.
- Ability to work after hours as on call for property management issues/ emergencies
- Strong computer skills, including Microsoft Office and maintenance tracking systems.
