COGIR Real Estate is expanding its residential property management portfolio into Newfoundland and is seeking an experienced, service-oriented Property Manager to oversee a portion of our portfolio of approximately 1,400 residential units located throughout Central Newfoundland and the West Coast.

Position Summary

Reporting to the Senior Property Manager, the Property Manager is responsible for the day-to-day administration, operation, and management of an assigned portfolio of residential properties. The successful candidate will ensure properties are professionally managed, residents receive exceptional service, maintenance issues are resolved promptly, and all operations comply with applicable legislation and company standards.

Key Responsibilities

· Manage the daily operations of an assigned residential property portfolio.

· Administer property activities in accordance with management agreements, company policies, and applicable legislation.

· Build and maintain positive relationships with residents by responding promptly and professionally to inquiries, concerns, and service requests.

· Coordinate with contractors, municipal agencies, utility providers, and other external stakeholders.





· Conduct occupied and vacant unit viewings and participate in tenant selection and approval recommendations.

· Monitor maintenance requests and ensure repairs are completed efficiently and to a high standard.

· Perform quarterly property inspections and prepare detailed inspection and follow-up reports.

· Identify opportunities to improve property performance, sustainability, and resident satisfaction.

· Assist in the preparation, monitoring, and management of annual operating budgets.

· Maintain accurate records, reports, and administrative documentation related to the assigned portfolio.

· Ensure compliance with the Residential Tenancies Act and all applicable regulations.

· Perform additional duties as assigned.

Qualifications

· Experience in residential property management.

· Working knowledge of the Residential Tenancies Act (Newfoundland and Labrador).

· Solid understanding of property operations, maintenance, administration, tenant relations, and leasing.

· Experience preparing and monitoring budgets and interpreting financial reports.

· Proficiency with Microsoft Office; experience with Yardi or other property management software is considered an asset.

· Excellent interpersonal, communication, and customer service skills.

· Strong organizational skills with the ability to manage multiple priorities in a fast-paced environment.

· Demonstrated leadership, sound judgment, and effective problem-solving abilities.

· Self-motivated, detail-oriented, and committed to delivering exceptional service.

· Valid driver's licence and willingness to travel throughout the assigned portfolio.

Job Types: Permanent, Full-time

Pay: $60,000.00-$80,000.00 per year
