Legacy North Construction Management is seeking an experienced and motivated Project Manager to oversee residential and commercial construction projects from initial planning through project completion.
Reporting to the Construction Manager, the Project Manager is responsible for delivering projects safely, on time, within budget, and in accordance with project specifications and company quality standards. The successful candidate will manage the complete project lifecycle, including planning, permitting, estimating, procurement, scheduling, budgeting, client communication, consultant coordination, municipal approvals, construction management, project documentation, and project close-out while working collaboratively with Site Supervisors, clients, consultants, engineers, suppliers, subcontractors, and municipal authorities.
This position requires exceptional leadership, organizational, communication, and problem-solving skills with the ability to manage multiple projects simultaneously in a fast-paced environment while providing a high level of customer service.

Primary Responsibilities
Project Planning
- Coordinate projects from initial client engagement through project completion.
- Review planning constraints prior to design commencement.
- Coordinate consultants during the planning and design phases.
- Develop project execution plans.
- Establish project budgets and schedules.
- Review project specifications and construction drawings.
- Identify project risks and develop mitigation strategies.
- Coordinate project start-up activities.
- Lead project kick-off meetings.
Planning & Permitting
Coordinate and manage planning and permitting activities including:
- Building Permit Applications
- Septic Permit Applications
- Minor Variance Applications
- Site Plan Agreements
- Community Planning Permit Applications
- Municipal planning reviews
- Consultant coordination
- Engineering submissions
- Cloudpermit submissions
- Municipal correspondence
- Permit tracking and approvals
- Inspection scheduling
Maintain communication with planning consultants, surveyors, engineers, septic designers, municipal staff, and utility providers throughout the approval process.
Scheduling
- Develop detailed project schedules.
- Coordinate consultant schedules.
- Coordinate procurement schedules.
- Coordinate schedules with Site Supervisors and subcontractors.
- Monitor project progress.
- Adjust schedules to minimize delays.
- Identify critical path activities.
- Communicate schedule updates to all stakeholders.
Client Relations
- Serve as the primary contact for assigned projects.
- Maintain regular communication with clients.
- Provide weekly project updates.
- Coordinate project meetings.
- Address client concerns promptly.
- Maintain positive long-term customer relationships.
- Manage client expectations throughout planning and construction.
- Ensure a high level of customer satisfaction throughout the project lifecycle.
Site Coordination
- Conduct regular site visits.
- Coordinate with Site Supervisors.
- Monitor project quality.
- Review subcontractor performance.
- Assist with resolving site issues.
- Coordinate engineering inspections.
- Coordinate framing inspections.
- Coordinate deficiency corrections.
- Ensure project milestones are achieved.
Vendor & Subcontractor Management
- Coordinate specialty consultants and municipal agencies throughout the planning and construction phases.
Reporting
Prepare and maintain:
- Project budgets
- Progress reports
- Cost reports
- Schedule updates
- Planning schedules
- Purchase Orders
- Change Orders
- Forecast reports
- Risk assessments
- Permit tracking
- Inspection records
- Meeting minutes
- Client correspondence
Provide regular updates to the Construction Manager regarding project performance, planning status, risks, schedule, budget, and client satisfaction.
Administrative Responsibilities
- Attend internal planning meetings.
- Attend design coordination meetings.
- Attend site meetings.
- Attend client meetings.
- Attend consultant meetings.
- Attend subcontractor coordination meetings.
- Maintain organized electronic and physical project files.
- Maintain company standards and procedures.
- Support continuous process improvement initiatives.
- Perform additional duties as assigned.
Decision Making
This position is responsible for making recommendations and decisions related to:
- Project scheduling

Major financial, contractual, or planning decisions are made in consultation with the Construction Manager.
Pay: $80,000.00-$110,000.00 per year
