Reporting to the Director, CBP Residential, this role is responsible for leading the day-to-day performance of the residential operations team, ensuring consistent service delivery, operational excellence, strong client relationships, and a high-quality resident experience across a growing multi-market portfolio.As the operational lead for the platform, the Senior Manager acts as the primary connection between the Director and front-line property management teams. The role supports team development, process standardization, portfolio performance, client engagement, and the continued growth and scalability of CBP's residential business.Key ResponsibilitiesLeadership and Team DevelopmentProvide direct leadership, coaching, and supervision to Property Managers and Tenant Services CoordinatorsManage staffing plans, resource allocations and workload balancingConduct regular one-on-ones, team meetings, and performance reviewsSet explicit expectations, goals, and KPIs for each team memberLead recruitment, onboarding, and training of new team membersAssist in recommending organizational structure changes to support growth and efficiencySupport succession planning and career development within the teamFoster a collaborative, accountable, and service-oriented team cultureOperational Management and Process ImprovementDevelop, implement, and maintain standardized operating procedures across the residential portfolioEnsure consistent execution of:Lease administration and tenant onboarding/offboardingTenant communications and complaint resolutionBuilding inspections, preventive maintenance, and work order managementVendor and contractor managementAssist in implementing cost-saving opportunities and service improvements at the building levelHealth, safety, and regulatory complianceIdentify and implement process improvements, efficiencies, and system enhancementsSupport the adoption and optimization of property management platforms, including Yardi, Angus,



SharePoint, DashQ, and other tools as applicable.Portfolio Oversight and Asset PerformanceProvide strategic and operational oversight of the residential portfolio across multiple marketsMonitor occupancy, tenant retention, revenue performance, and operating costsReview and support the preparation of annual operating budgets, monthly reporting, and variance analysis.Ensure properties are maintained to a high standard of physical condition and resident experienceStep into direct management of select or complex assets as required during transitions, vacancies, or periods of growthLead operational onboarding of new properties, coordinate property transitions and systems integrationClient and Stakeholder RelationshipsAct as a senior point of contact for client/owner inquiries, escalations, and relationship managementSupport and participate in client meetings, portfolio reviews, and reporting presentationsEnsure all deliverables are aligned with management agreements and client expectationsCollaborate with the Director to maintain and strengthen key client relationshipsRegional and Multi-Market CoordinationEnsure consistency of operations and service delivery across:Ottawa (primary market)Gatineau, QCGTA / Southwestern OntarioAtlantic CanadaCoordinate with regional teams and resources to align standards, processes, and reportingTravel to other markets as required to support oversight and client needsSupport the Director in monitoring financial performance across the residential platformEnsure Property Managers are managing budgets effectively, including:Revenue collection and arrears managementOperating expense controlCapital planning and project oversightReview and approve expenditures within delegated authorityCompliance and Risk ManagementEnsure all properties comply with applicable legislation, including:Ontario Residential Tenancies Act (RTA)Quebec residential tenancy regulationsProvincial health, safety, and fire codesSupport the identification and mitigation of operational and financial risksEnsure proper documentation, record-keeping, and lease compliance across the portfolioQualifications and ExperienceEducation and DesignationsPost-secondary education in business, real estate,
