With experience across retail, office, industrial, and institutional projects, the team is dedicated to bringing clients' visions to life.About the RoleThe Director, Pre-Construction is responsible for overseeing all aspects of the pre-construction process, from initial project planning through bidding and contract negotiation. This role requires strong project management capabilities, technical knowledge of construction methods and materials, and the ability to communicate effectively with clients, architects, engineers, and subcontractors.ResponsibilitiesSupport a strong safety culture aligned with organizational strategies and core valuesProvide pre-construction leadership to project teams, driving value-based designLead, coach, and mentor internal and external team members to achieve project goalsAlign with and contribute to the organization's strategic visionParticipate in business development efforts with existing and prospective clientsRepresent the company within the marketplace and build a solid network of industry contactsCollaborate with clients, architects, and engineers to develop project scope, budgets, and schedulesLiaise with client representatives, consultants, subcontractors, and project stakeholdersConduct research and site evaluations to assess requirements and constraintsIdentify cost‐saving opportunities and alternative solutions to optimize performance and efficiencyWork closely with design teams to ensure alignment and feasibilityAssess and mitigate project risks, including safety, regulatory,
and environmental concernsDevelop contingency plans and mitigation strategies to ensure successManage client relationships to support satisfaction and long‐term retentionProvide consistent leadership, guidance, and support to project teamsImplement quality control measures to ensure compliance with industry standards and client expectationsConduct site inspections and audits to monitor progress and address deficienciesLead stakeholder meetings to gather input and ensure alignmentReview and contribute to draft subcontracts prior to final approvalEnsure adherence to organizational project management systems and processesSupport project post‐mortems and provide recommendations for improvementConduct risk analyses and develop risk registersReview project forecasts to ensure margins are achieved or exceededMonitor third‐party consultants, contractors, and specialist billing and activitiesExperience and QualificationsDegree in Engineering, Project Management, Architecture, Construction Management, or a related field, or equivalent experienceUnderstanding of LEED principles15+ years of experience in commercial construction10+ years of direct experience in construction project managementStrong knowledge of local and national building codes, regulations, and compliance requirementsAbility to travel frequently to project sites or off‐site locationsAvailability for after‐hours support as neededMust be currently based in Canada and legally authorized to work for any employer without sponsorshipCandidates must submit a resume' that includes a detailed project listAt Aplin — together with our brands CompuStaff, Impact Recruitment, and Vantix Systems — we connect great people with great organizations across North America.
