Job SummaryRefrigeration and Air Conditioning Mechanic (RM) is a member of the Residence Zone team and part of Facilities Management. The RM ensures that residence refrigeration and HVAC systems are operated, maintained, and repaired efficiently. The RM works independently and reports to the Zone 3 Residence Supervisor.Key ResponsibilitiesBMS OperationPlanning, installing, commissioning, maintaining, troubleshooting, and repairing refrigeration and HVAC systems.Ensure systems operate in an energy‑conserving manner while meeting occupant needs.Monitor, adjust, and operate HVAC equipment through the BMS.Create BMS reports to proactively identify problems.Read BMS logic programming (PPCL) to troubleshoot and optimize equipment operation.Identify programming issues and discrepancies in the field, suggest solutions, and marshal repair or maintenance as needed.Program and Project ManagementSupervise and manage contractors for replacement of university energy metering devices.Supervise and manage refrigeration and HVAC projects to ensure contractor compliance with standard practices and warranties.Implement and comply with the Federal Halocarbon Regulation Program.Identify future project potentials for operational improvement and energy savings.Review and monitor new construction projects and upgrades, providing input to the Utility Reduction Program (URP), campus engineering, and project management teams.Complete federally mandated fume hood performance testing (CSA Z316.5‑04) and troubleshoot related components.Client and Team RelationsCoordinate and collaborate with other trades for equipment repairs and provide BMS services to other university departments.Work collaboratively with interdepartmental teams, contractors, suppliers, and consultants.Interact respectfully with co‑workers, supervisors, contractors, consultants, suppliers, students, and other university members.Strengthen the refrigeration mechanic team through mentorship, training, and knowledge sharing.Manage contractors by providing BMS access, site knowledge, and multi‑system interaction.Residence HVAC / Refrigeration System Investigation,



Planning and MaintenanceRepair, maintain, calibrate, and adjust pneumatic and electronic DDC control systems.Perform refrigeration equipment testing, repairs, and installations per applicable federal and provincial regulations.Perform HVAC electrical equipment testing, repairs, and installations.Develop, maintain, and expand preventive maintenance programs for seasonal air conditioning, departmental refrigeration, and coil cleaning.Be familiar with existing residence structures and systems, staying current with industry advances.Provide after‑hours on‑call duties, assessing and repairing building problems and advising on contractor services.Assemble, install, repair, and start up refrigeration/HVAC systems, components, and related controls.Repair heating equipment, troubleshoot gas‑fired equipment, and calibrate gas‑related controls.Service and replace the university’s energy metering devices.Service and maintain Life Safety HVAC systems.Interpret as‑build, schematic diagrams, specifications, and maintenance manuals.The primary purpose of this position is to support the Zone 3 Residence group by ensuring the safe and consistent operation of residence refrigeration and HVAC systems while completing planned, preventive, and daily demand maintenance activities.Qualifications / RequirementsJourneyman Red Seal Refrigeration and Air Conditioning Mechanic trade certificate required.Minimum 8 years of experience as a field service technician adept at troubleshooting.3 years of diversified trade experience with BMS automation platforms such as Invensys, Siemens Apogee, Siemens Desigo,



and Phoenix.Minimum 5 years progressive experience working with pneumatic and electronic controls and unitary air handling units.Understanding of all refrigeration, heating, ventilation, and air‑conditioning systems operations.Familiarity with PLC and VFD programming.Familiarity with and ability to visualize Power Process Control Language (PPCL) coding language.Ensure work assigned is completed in compliance with university specifications and standards.Familiarity with applicable building codes.Knowledge of LEED Measurement and Verification is an asset.Skilled communicator, able to interact with colleagues at all levels, including senior management, suppliers, and contractors.Proven record of providing superior customer service and evaluating customer satisfaction.Excellent working knowledge of Microsoft Office Suite, email, and mobile communication devices.Consideration given to candidates with institutional facilities experience.Conditional upon evidence of a Non‑GDL Class 5 driver’s license and clean driver’s abstract by the start date.Application Deadline: This position will remain open until filled; applicants will be reviewed as received.We encourage all qualified applicants to apply.
