We realize that to be truly different as a Company, the Taylor+ approach must be innovatively built for our customers and teammates to establish the value of the Taylor+ environments.Senior Property Recoveries LeadThis role requires a highly motivated individual with seasoned experience to own lease administration and tenant recoveries for our retail commercial real estate portfolio, including flagship/boutique retail assets. This is a senior individual-contributor role for someone who can independently manage complex lease interpretation, recovery modeling, pre-bill estimates, and year-end (YE) billing and reconciliation with minimal oversight — and who can serve as the go-to expert for lease and recovery questions across the team.Taylor+ is an organization that puts customers and clients first. All Taylor Co. team members go above and beyond in this pursuit.You will be responsible for:Lease Administration & Abstraction- Review, abstract, and maintain lease data for a portfolio of retail tenants, capturing all financial and recovery-relevant terms: base rent, percentage rent, CAM/tax/insurance recovery methodology, caps/floors, gross-up provisions, base year/base stop, exclusions, admin fees, specialty leasing, and merchants' association charges.- Interpret complex and non-standard lease language (common in boutique/luxury retail leases) and translate it accurately into billing systems and recovery models.- Act as the primary point of reference for lease interpretation questions from property accounting, property management, and asset management.- Maintain an accurate,
audit-ready lease abstract database and ensure system data stays reconciled to the executed lease and amendments.Recovery Modeling & Pre-Bill Estimates- Build, maintain, and continuously refine recovery models calculating tenant pro-rata shares of CAM, real estate tax, insurance, and other recoverable operating expenses.- Prepare and issue monthly/quarterly pre-bill estimates, incorporating budget updates, lease amendments, renewals, terminations, and GLA/occupancy changes in real time.- Proactively identify and resolve discrepancies between lease terms, budget assumptions, and billing outputs before they become tenant-facing issues.Year-End Reconciliation & Billing- Lead year-end (YE) reconciliations, comparing actual recoverable expenses to pre-billed estimates and calculating true-up amounts owed to or due from tenants.- Prepare polished, audit-ready reconciliation packages, including variance analysis and supporting lease documentation.- Manage the full YE billing cycle — issuance, tenant communication, and resolution of disputes — in accordance with lease-specific deadlines.- Lead or support tenant CAM/tax/insurance audits, including responding to third-party auditors and outside counsel where needed.Leadership & Process Improvement- Mentor and review the work of junior recoveries/lease administration staff, where applicable.- Identify systemic issues in lease data, billing methodology, or process, and drive improvements to reduce recovery leakage and billing errors across the portfolio.- Partner with leasing, asset management, and property accounting teams on new deals and renewals to ensure recovery language is transparent, billable,
and consistent with portfolio standards.- Support budget preparation and reforecasting with accurate recovery projections.Systems & Tools- Maintain lease and recovery data in property management/accounting platforms (e.G., MRI, Yardi, or similar) and ensure integrity between the lease administration system, general ledger, and recovery billing outputs.- Build and maintain advanced Excel-based recovery models as needed to supplement system limitations.Qualifications- Bachelor's degree in Accounting, Finance, Real Estate, Business, or related field required.- 7–10+ years of progressive experience in commercial real estate lease administration, recoveries, or property accounting, with significant experience in retail — boutique, luxury, or flagship retail asset experience strongly preferred.- Deep, hands‐on knowledge of lease recovery mechanics: pro‐ra share calculations, gross‐up clauses, caps/floors, base year vs. base stop, exclusions, percentage rent, and admin/management fees.- Demonstrated ability to independently read and interpret complex lease language, including non‐standard or heavily negotiated provisions typical of high‐end retail tenants.- Advanced Excel skills (complex formulas, pivot tables; VBA or modeling experience a plus).- Strong working knowledge of property management/accounting platforms (MRI, Yardi, or similar).- Professional designation or coursework such as CPA, RPA (Real Property Administrator), or CCIM is an asset, though not required.- Proven track record managing tenant relationships and disputes professionally, including experience supporting or leading CAM/tax audits.- Experience mentoring or reviewing the work of junior analysts is a plus.- Excellent written and verbal communication skills, with the judgment to handle sensitive or high‐profile tenant relationships appropriately.- Highly organized, able to manage multiple properties/tenants and competing deadlines, particularly during pre‐bill and year‐end cycles. #J-18808-Ljbffr
