We are looking for a Director of Operations to provide strategic and operational leadership for our real estate portfolio. In this key role, you will directly contribute to building performance, the quality of the tenant experience, revenue optimization, and cost control, while leading a team of building managers and maintenance technicians.You will work in a stimulating, multi-site environment, managing a portfolio of 73 buildings totaling 2.8 million square feet.COMPANY DESCRIPTIONFounded in 2009 by investors seeking to actively contribute to the growth of the real estate sector and build sustainable wealth, Galion brings together a team of seasoned professionals who apply their talent, expertise, and vision to large-scale real estate projects throughout Quebec.Main ResponsibilitiesYOUR CONTRIBUTIONProvide overall leadership for real estate operations by defining the priorities, service standards, and action plans necessary to achieve business objectives.Provide guidance, motivate, and develop building managers and maintenance teams by fostering a culture of collaboration, accountability, and continuous improvement.Ensure the financial performance of the properties by optimizing revenue, operating budgets, collections, billing to tenants, and cost control.Ensure a high-quality tenant experience by overseeing the handling of requests, managing operational issues, and implementing sustainable solutions that promote tenant satisfaction and retention.Oversee the implementation of leases, contracts, internal procedures, requests for proposals, supplier agreements, as well as compliance, health and safety, and risk management standards.Work closely with management to present performance metrics, operational challenges, risks, opportunities for improvement, and strategic recommendations.Contribute to the evolution of practices, tools, and processes to support the growth of the real estate portfolio and ensure consistent, efficient,



and proactive management of operations.Skills Profile and Required QualificationsYOUR PROFILERelevant education in real estate management, administration, building mechanics, or any other related field.10 years of experience in a leadership role managing multi-site real estate operations in a commercial or industrial setting.Inspiring leadership of multidisciplinary teams, with the ability to set priorities, drive change in practices, and support team development.Understanding leases, operating budgets, service contracts, requests for proposals, tenant issues, and regulatory obligations.Strategic thinking, a sense of priorities, financial discipline, and the ability to turn operational challenges into concrete and sustainable solutions.Ability to handle complex or urgent situations calmly, judiciously, and effectively.Excellent negotiation and communication skills with stakeholders, including management, shareholders, tenants, suppliers, and business partners.Certifications in property management (e.G., BOMA), training in health and safety, and knowledge of building mechanics are a plus.Proficiency in management tools, particularly Excel and property management systems (Hopem, service request system, etc.).Fluency in French and English, both spoken and written, to effectively meet the needs of tenants and partners.YOUR LEADERSHIP QUALITIESWe are looking for someone who embodies Galion's values—rigor, agility, sustainability,
