Project Manager, Capital
Responsibilities
Oversee and manage multi‑faceted projects across Canada, ensuring end‑to‑end delivery of project/program objectives.
Plan, execute, and manage capital programs within assigned portfolios.
Coordinate with internal teams to minimize disruptions to residents.
Define project scope, budgets, and obtain required approvals.
Ensure projects are delivered on schedule, within budget, and meet quality specifications.
Source, negotiate, and hire consultants and contractors.
Manage costs and processes related to projects.
Maintain compliance with departmental operating processes and procedures.
Document reviews, issue updates, and investigate damage or delays at project sites.
Prepare project approval recommendations per delegation of authority.
Coordinate with city officials, building inspectors, property standards, and insurance as needed.
Lead full insurance claim files from start to finish.
Maintain and update project management software, including purchase orders and invoices.
Provide critical support during emergency situations such as fires, floods, or heating outages.
Work with hiring manager and team on execution strategy for upcoming capital projects.
Provide reporting on cash flow, budget/project variance analysis.
Update project tracking sheets and PO accruals.
Develop annual capital and operating budgets for assigned portfolio.
Assess infrastructure planning and prioritize required work.
Improve cost reduction initiatives.
Ensure timely resolution of technical issues via liaison with Operations team.
Participate in acquisition due diligence and coordinate third‑party reports.
Ensure building condition and health for key services such as heat and water.
Qualifications
Post‑secondary education in Business, Engineering, Project Management, Architecture, Interior Design, Construction Management, or a related discipline.
3–5 years of project management experience.
Minimum 1 year of experience managing multi‑residential or commercial projects.
Proven track record in building and maintaining effective working relationships with internal and external parties.
Flexibility to travel within an assigned region in the GTA (up to 30‑40%+).
