Business Development Manager – Automated Parking Systems

Every tower going up in the GTA has the same expensive problem buried underneath it: parking. Ramps and drive aisles can swallow up to a third of a structure — space that could be units, retail, or amenities. WVIP solves that problem with automated parking systems that store more vehicles in a fraction of the footprint, and we're hiring a Business Development Manager to find those projects before they break ground.

About WVIP Automated Parking

WVIP designs, engineers, installs, and services automated and semi-automated parking systems across the Greater Toronto Area — built on more than two decades of engineering, with more than a dozen GTA installations including landmark residential addresses. Our technology lines cover the full spectrum: fully automated robotic systems, semi-automated platforms, mechanical stackers, vehicle turntables, car lifts, and automated bike parking.

Our clients are developers, architects, and general contractors rethinking what the parking levels of a building should cost — in money, in concrete, in construction time, and in excavation depth. Beyond new installations, we service a growing installed base. Our mission is simple: more cars, far less concrete.

The Role

You'll own the front end of our sales engine. This is development-cycle business development, not a phone-grinder sales job: you'll track municipal approvals to catch projects while parking is still a line on a drawing, get in front of the developers and architects making that decision, and build the relationships that turn into a multi-year pipeline.

You'll close maintenance and service agreements directly — those move fast. On larger automated system opportunities, you'll develop the deal and bring it to the table, closing jointly with the Director of sales. Your job is to make sure that table is never empty.

What You'll Do

Monitor development applications and municipal approvals across the GTA and surrounding markets (Toronto, Mississauga, Oakville, Hamilton, Barrie, Oshawa) and beyond (Montreal, Ottawa) and USA, alongside industry publications and development-tracking platforms, to identify projects at the earliest design stage





Identify the right decision-makers using modern prospecting tools, and reach them through calls, tailored emails, lunch-and-learn presentations, and site visits

Deliver lunch-and-learn sessions to architecture and engineering firms — hands-on technical education that introduces our systems, space efficiency, and cost model directly to the consultants making specification recommendations

Deliver technical presentations and organize reference-site tours and live installation demos to architecture and engineering firms, with the goal of having our systems specified or named basis-of-design in project documents

Generate detailed proposals and budget quotations by working closely with our engineering and operations teams to understand site constraints, client needs, and project pro formas — presenting competitive pricing and ROI models that help developers justify the investment

Manage the proposal follow-up process through revision, negotiation, and close; maintain accurate records of proposal status, outcomes, and lessons learned

Build and manage a qualified pipeline in our CRM, following up stage-by-stage against each project's approval timeline — relevant touchpoints, not generic check-ins

Close standard maintenance and service agreements directly; advance major system opportunities to proposal and negotiation, closing jointly with the Managing Director

Track competitor activity and pricing, and report monthly on pipeline, sales activity, and market intelligence

What You Bring

3+ years of B2B business development or outside sales — ideally in construction, building products, real estate development, elevators/building systems, or another technical, specification-driven sale

Working knowledge of the GTA development landscape and the municipal approval process (or the determination to master it quickly)

Experience preparing budgets, proposals, and ROI models for capital or infrastructure decisions

Equal comfort cold-calling a VP of Development and presenting to a room full of architects





Ability to distill technical product information into simple, compelling talking points for different audiences (developers, architects, contractors)

CRM discipline — if it isn't logged, it didn't happen A valid G driver's licence and willingness to travel regularly across the region

Assets: an existing network among developers, architects, or general contractors; experience with prospecting/contact-discovery platforms; French (for the Montreal market); technical aptitude for mechanical or building systems.

Real ownership. Small expert team, a direct line to the Managing Director, and a pipeline that visibly shapes the company's next three years.

Structured success. Annual KPI bonuses with transparent 2-, 3-, and 6-month onboarding targets so you always know exactly what "good" looks like.

Work location: In person — Toronto office (Berkeley St, downtown east), with regular field travel across the GTA
