Royal York Property Management is seeking a senior Ontario real estate skilled to take responsibility for the creation and leadership of a new brokerage division.

The Broker of Record will establish the regulatory framework, operating standards, supervisory model, and internal controls required for the brokerage to begin trading and grow responsibly.

This is a hands-on leadership position for someone who has previously built brokerage infrastructure, managed registrants, handled regulatory risk, and maintained strong oversight in a busy real estate environment.

The successful candidate will work closely with executive leadership to ensure the brokerage is properly structured, adequately staffed, operationally prepared, and compliant from the outset.

What You Will Own

- Oversee the brokerage registration and approval process, including dealings with RECO, real estate boards, insurers, financial institutions, legal advisors, accountants, and other professional partners.

- Create the brokerage’s policies, supervision standards, transaction controls, trust‑account procedures, record‑keeping requirements, and inspection‑readiness processes.

- Maintain accountability for the conduct and supervision of Brokers, Sales Representatives, and other registrants operating under the brokerage.

- Establish procedures for reviewing listings, representation agreements, offers, amendments, residential leases, deposits, advertising, and completed transaction files.

- Lead agent registration, onboarding, training, compliance education, performance correction, and departure procedures.

- Determine the administrative, compliance, accounting, transaction‑review,



and training resources required as the brokerage expands.

- Work with internal operations and technology teams to ensure brokerage rules are reflected in workflows, permissions, approvals, reporting, document controls, and audit trails.

What We Are Looking For

The successful candidate must have:

- Active Ontario Broker registration in good standing.

- Eligibility and willingness to accept appointment as Broker of Record.

- Significant experience working within an Ontario real estate brokerage.

- Previous responsibility as a Broker of Record, Deputy Broker of Record, or senior brokerage compliance leader.

- Direct involvement in establishing an Ontario brokerage.

- Experience supervising a meaningful number of registrants.

- Experience overseeing substantial residential leasing or transaction activity.

- Strong working knowledge of RECO requirements, TRESA, trust accounting, advertising rules, transaction review, brokerage record‑keeping, audits, inspections, MLS administration, IDX, and VOW.

- Experience supporting rapid growth, multiple offices, large agent groups, or high transaction volume.

Direct brokerage‑launch experience may include regulatory applications, trust‑account setup, brokerage policy development, board and MLS approvals, agent registrations or transfers, operating procedure development, and launch preparation.

Additional Assets

Preference will be given to candidates who have launched more than one Ontario brokerage, served as Broker of Record within a large or high‑growth organization,



supervised large groups of registrants, or built compliance, transaction‑review, training, or brokerage administration teams.

Experience with CRM platforms, brokerage software, workflow automation, reporting tools, system integrations, proprietary technology, or collaboration with product and engineering teams will also be considered an asset.

The strongest candidates will be comfortable converting regulatory obligations into clear procedures and system requirements that staff, agents, and technology teams can follow.

Leadership Profile

This role requires someone who is decisive, commercially aware, highly organized, and prepared to take personal responsibility for the brokerage’s regulatory standing.

The successful candidate must be able to support growth while maintaining firm standards around documentation, supervision, trust controls, advertising, and agent conduct.

They must also be comfortable raising concerns, challenging unsafe decisions, correcting experienced agents, and giving senior leadership direct advice when a proposed business action creates regulatory exposure.

Compensation and Workplace

Compensation is available up to C$125,000 annually, depending on the depth and relevance of the candidate’s experience.

Final compensation will reflect Broker of Record experience, brokerage launch involvement, agent supervision scope, transaction volume, regulatory expertise, trust‑account and audit experience, scaling experience, and technology background.

The position will begin with a hybrid schedule and transition to primarily in‑office work.

Candidates must live in Ontario or be willing to commute or relocate to the Greater Toronto Area.
