The primary objective of the Building Operator, Level 2 is to ensure that the assigned real estate portfolio or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.ResponsibilitiesAssisting building supervisors, maintenance mechanics and building superintendents with installation and repair of mechanical systems; Installing, repairing and maintaining climate control and other mechanical systems within a building or portfolio; Overseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing and life safety systems; General maintenance including housekeeping such as sweeping, litter pick up, shoveling and pressure washing; Assisting withenvironmental assessments and reporting; Participating in corporate occupational health and safety program; Assisting withwaste, recycling and hazardous materials issues; Monitoring of computerized control systems; Responding to tenant service requests; Assisting withinsurance and risk management inspections, remedial actions and reporting; Remaining current and up to date with recent industry practices,



legislative changes and new technologies; Other assignedduties.Experience and Qualifications4th Class Power Engineer (or equivalent) or in process of attaining; Minimum of 3 yearsdirect work experience in junior or intermediate position in commercial high rise building operations; Valid driver'slicense; Intermediate levelskills in Microsoft Office; Physical capability: Maintains the ability to exert moderate physical effort and can move quickly in emergency situations; Communication & Relationship Skills: Able to communicate effectively and professionally across all levels of the organization as a self-motivated team player committed to personal growth and ethical integrity; Time Management Skills: Able to effectively manage tight deadlines, work under pressure, and handle multiple priorities; able to work in emergency or conflict situations that may involve uncomfortable working conditions; Organizational& Leadership Skills: Ensure operations records, files and documentation are maintained in an orderly, accurate and timely fashion; Decision Making Skills: Able to solve problems and achieve goals using logical and strategic approaches.The expected annualized base salary range for this role is $67,000 – $73,000.
