We look for talented and experienced people in all aspects of Property Management, Customer Service, Development, and Construction, people who are committed to delivering the very best in the role that they play to make Medallion a forward thinking, thriving firm.About the PositionThe Superintendent is responsible for the full oversight of building operations, maintenance, cleanliness, and safety. This role leads on-site maintenance activities, supervises staff (including Assistant Superintendents), and ensures the property is maintained to the highest standards while delivering exceptional resident service. We are currently seeking 3 Superintendents for 3 of our properties.Key ResponsibilitiesBuilding Maintenance & OperationsOversee and perform routine inspections of building systems including HVAC, plumbing, electrical, fire/life safety, and mechanical equipmentEnsure all systems operate efficiently, safely, and in compliance with regulationsPlan and execute preventative maintenance programsIdentify, troubleshoot, and coordinate resolution of complex maintenance issuesMaintain all common areas, mechanical rooms, and exterior grounds to company standardsSuite Maintenance & TurnoversOversee and assist with in-suite maintenance and repairsManage unit turnovers, ensuring timely completion and quality standardsConduct inspections to ensure suites are move-in readyCoordinate work with contractors when requiredEmergency Response & SafetyLead response to emergency situations (e.G., fire alarms, floods, system failures)Ensure proper procedures, documentation,



and escalation protocols are followedParticipate in on-call rotation, including evenings and weekendsEnsure compliance with all health, safety, and fire code regulationsGroundskeeping & Seasonal DutiesOversee garbage removal and waste management processesEnsure exterior areas (parking lots, walkways, landscaping) are clean and safe year-roundResident Relations & Customer ServiceResolve tenant issues and complaints professionally and efficientlyFoster a positive, respectful, and customer-focused environmentCommunicate regularly with the Property Manager regarding resident issues and building performanceEnsure work is completed safely, on time, and within scopeMonitor contractor performance and compliance with site rulesAssist with contractor supervision as neededEnsure compliance with workplace safety standards and company policiesAdministrative & Reporting SupportMaintain accurate records of maintenance activities, inspections, and incidentsReport major repairs, capital needs, and operational concerns to the Property ManagerTrack inventory and ensure adequate supplies and tools are maintainedQualifications & Skills3-5+ years of experience in residential building maintenance or as a SuperintendentStrong working knowledge of electrical, plumbing, HVAC, and general building systemsAbility to troubleshoot mechanical issues independentlyExperience handling emergency situations calmly and effectivelyStrong communication and interpersonal skillsCustomer-service oriented with a professional demeanorPhysically capable of performing maintenance tasks (lifting, standing, climbing stairs)Availability for on-call rotation, including evenings and weekends#J-18808-Ljbffr
