Location: Split full-time role — 50% Kanata Woods (180 Kanata Ave, Kanata, ON), 50% small infill portfolio (177 Armstrong, 266 Carruthers, Carlsen, Rideau, etc)

Reports To: Building Operations Lead and Portfolio Property Manager for infill sites

Employment Type: Full-Time

On-Call Requirement: Yes — rotating on-call schedule required

Position Summary

Theberge Group is seeking a hands-on Maintenance/Cleaner to support day-to-day cleanliness, upkeep, and junior maintenance needs across our Kanata property (306 units) and our small infill portfolio of 130 units. This role is a hybrid of custodial and light maintenance work, ideal for someone who takes pride in a clean, well-maintained building and is comfortable handling straightforward repairs and unit-turn tasks. The successful candidate will be part of an on-call rotation to respond to after-hours building needs.

Key Responsibilities

Cleaning & Building Upkeep

- Maintain cleanliness of common areas, hallways, stairwells, laundry rooms, amenity spaces, and building entrances
- Perform routine trash/recycling area upkeep and garbage room maintenance
- Sweep, mop, vacuum, and spot-clean as required across all assigned sites
- Report larger custodial or capital issues to the Operations Lead

Junior Maintenance

- Support unit turns: patch/touch-up paint, minor drywall repair, light fixture replacement, caulking, door/hardware adjustments, basic cleaning prep for move-in readiness
- Complete routine unit and common-area inspections, flagging deficiencies through the work order system
- Handle basic repairs: leaky faucets,



running toilets, loose hardware, light bulb/ballast replacement, minor appliance troubleshooting
- Assist with seasonal tasks (salting/shoveling coordination, filter changes, minor landscaping upkeep)
- Escalate anything requiring a licensed trade (electrical, plumbing, HVAC) to the appropriate vendor/contact
- Pool Operations: Provide pool maintenance services, including seasonal opening and closing, routine cleaning, water chemistry testing and balancing, equipment inspections, and ensuring compliance with health and safety standards.

On-Call Duties

- Participate in the rotating on-call schedule for after-hours emergency response (e.g., water leaks, lockouts, heat/AC failures, lighting/safety issues)
- Respond promptly to on-call requests per building SOPs
- Triage: resolve directly if within scope, or contact the appropriate emergency vendor/Operations Lead if not

Administrative

- Log completed work orders accurately in Yardi Voyager
- Maintain basic supply inventory for cleaning and maintenance materials
- Communicate proactively with the Operations Lead and site Property Managers on recurring issues or larger repair needs

Qualifications

- 1–3 years of experience in building maintenance, custodial services,



or a related trade-adjacent role (residential/multi-unit experience an asset)
- Comfortable with basic hand and power tools
- Working knowledge of general building systems (not licensed-trade level — willingness to learn)
- Valid driver's license (travel between Kanata Woods and infill sites required)
- Physically able to lift up to 50 lbs, climb ladders, and be on your feet for extended periods
- Reliable, punctual, and comfortable being reached during on-call rotations
- Strong communication skills — comfortable interacting with tenants professionally
- Experience with Yardi Voyager or similar work order systems an asset, not required

Schedule

- Full-time, split roughly 50/50 between Kanata Woods and the small infill portfolio — weekly split and site sequencing to be coordinated with the Operations Lead and Portfolio PM based on workload
- Core hours: Mon–Fri, 8:00 AM–4:00 PM
- On-call rotation is paid even if no calls
- Own reliable transportation required for regular travel between sites
