We're seeking an experienced, customer-focused Live-In Building Superintendent to oversee the day-to-day operations of The Genesis, a professionally managed 64-unit residential apartment community in Dartmouth, Nova Scotia.

About the Role
As the Building Superintendent, you will be responsible for ensuring that The Genesis remains a clean, safe, well-maintained, and welcoming community for our residents. Working closely with the Property Manager, you'll oversee the daily operation of the property, coordinate maintenance activities, respond to resident requests, and help deliver an exceptional living experience.
This is a live-in position and includes an on-site apartment.
Key ResponsibilitiesProperty Operations
- Ensure the building is maintained to the highest standard of cleanliness and presentation.
- Perform daily inspections of all interior and exterior common areas.
- Maintain the lobby, hallways, stairwells, elevators, laundry rooms, garbage areas, mechanical rooms, and parking areas.
- Monitor the overall condition of the property and identify maintenance needs before they become issues.
Maintenance & Repairs
- Complete minor maintenance and repair work including:
- Plumbing
- Electrical
- Drywall repairs
- Painting
- Caulking
- Door hardware
- Appliance troubleshooting
- Lighting replacement
- Ceiling tile replacement
- Respond promptly to resident maintenance requests.
- Perform preventative maintenance throughout the property.
- Coordinate and supervise outside contractors and service providers when required.
Apartment Turnovers
- Conduct move-in and move-out inspections.
- Prepare vacant suites for new residents by:
- Repairing drywall damage
- Filling nail holes
- Caulking tubs and sinks
- Cleaning or replacing shower heads
- Testing smoke detectors
- Inspecting bathroom fans
- Completing minor painting and touch-ups
- Reporting any additional repair requirements to management
Resident Services
- Provide excellent customer service to residents.
- Coordinate move-ins and move-outs, including elevator bookings.
- Assist with apartment showings for prospective residents.
- Prepare and deliver notices and resident communications.
- Maintain accurate tenant directories and building intercom programming.
Grounds & Building Care
- Sweep entrances, sidewalks, parking areas, and exterior walkways.
- Remove litter and debris from the property.
- Perform seasonal landscaping duties including:
- Lawn mowing
- Light gardening
- Leaf removal
- Complete light snow shoveling and salting at entrances as required.
- Ensure all common area lighting is functioning properly.
Emergency Response
- Be available in office Monday through Friday during working hours.
- Respond to after-hours and weekend emergencies when required.
- Work closely with emergency service providers and contractors to resolve urgent situations.
Qualifications
We're looking for someone who is reliable, proactive, and takes ownership of the property.
Required Qualifications
- Minimum 2 years of experience as a Building Superintendent, Caretaker, or in a similar property maintenance role
- High School Diploma or equivalent
- Strong knowledge of:
- Building maintenance
- Minor plumbing
- Minor electrical
- Appliance repairs
- Painting and finishing
- Ability to prioritize multiple tasks in a fast-paced environment
- Excellent communication and customer service skills
- Strong organizational skills and attention to detail
- Ability to work independently with minimal supervision
- Comfortable using smartphones, email, and basic computer software
Schedule
- Monday to Friday
- 9:00 AM – 5:00 PM
- On-call for after-hours emergencies as required
