A strata/condo and rental management company is seeking a part time Building Caretaker to work 30 hours per week: Monday- Friday. This is a great opportunity for someone who values work life balance.
The Building Caretaker will be responsible for all administrative and maintenance duties including:
- Perform all administrative duties involved in the operation of the building.
- Show suites for rent, check credentials for prospective tenants and communicate with Property Manager to confirm successful candidates.
- Collect, deposit and record of all rents.
- Maintain accurate files and tenant ledgers for each tenant and suite.
- Issue warning/breach letters to tenants when applicable, serve eviction notices to tenants when applicable.
- File and attend arbitration hearings.
- Complete accurate detailed move in/out reports for each tenant.
- Comply with regulations as contained in the Residential Tenancy Act.
- Supervise contractors.
- Prepare detailed incident reports related to accidents, altercations,
damage to the property and/or other application incidents.
- Issue purchase orders for all work/supplies being undertaken at the building.
- Clean common areas of the building.
- Perform light maintenance jobs inside the units as well as in the common areas.
- Keep the outdoor grounds of the property clean and free of garbage.
- Post internet "For Rent" ads for our vacant units and refresh these ads frequently.
- Answer calls from prospective tenants promptly and show the empty units promptly.
Qualifications
- 1-2 years experience as a Building Caretaker is preferred.
- Strong maintenance skills and knowledge of the Residential Tenancy Act required.
- Organized, motivated and skilled.
- Excellent customer service and communication skills.
- Proficient in Microsoft Office computer applications.
