DESIGN MANAGER

About the Opportunity

We are looking for a Design Manager to lead the design process on large commercial and institutional projects from the earliest stage of a pursuit through to the award of construction subcontracts. This is an ownership role. You will set the design strategy on Design-Build and P3 pursuits, select and lead the consultant team, hold the design budget and schedule, and act as the primary point of contact with the client, the consultants, and the authorities having jurisdiction.

This is a senior position with a national general contractor with a long track record in the ICI sector across Canada. You will report to the Project Director and work alongside estimating, preconstruction, and project execution teams.

Key Responsibilities

- Lead design strategy and win theme development on Design-Build and Public-Private-Partnership pursuits

- Run the process to select, retain, and lead the consultant team through the full design cycle

- Own the design budget and consultant fees, and drive value engineering when budget targets are at risk

- Build detailed design schedules coordinated with the overall project schedule, procurement strategy, and contractual obligations, and hold the consultant team to them

- Develop and manage design QA controls so a complete, coordinated, and compliant design is delivered

- Identify and manage design risk through to resolution or control

- Act as the primary point of contact with the client, the consultant team, and municipalities on all design and permit matters

- Audit design documents against project requirements for completeness, coordination, and quality, and oversee clash detection





- Report to the project team and senior leadership on design schedule performance and deliverable quality

- On large projects, structure and oversee design coordinators, specialty resources, and external specialists

- Support the development of technical expertise across branch design staff

What We Are Looking For

Candidates will come from one of two backgrounds:

- Construction management, with demonstrated experience as a Project Manager or Development Manager in a design-build environment in the ICI sector, preferably with a general contractor

- Prime or coordinating consultant, with demonstrated experience as a Project Manager, Development Manager, Coordinating Professional, or Design Manager in the ICI sector, preferably with an architectural practice

Your portfolio includes large commercial and institutional projects delivered under a range of models including Design-Bid-Build, Design-Build, Construction Management, and IPD, along with P3 experience. You have a strong technical base, a sound command of the design process, and the leadership to hold consultants and stakeholders to schedule, budget, and quality without damaging the relationship.

Qualifications

- Completion of a university program in a technical, business, or scientific field; a degree in Engineering or Architecture is an asset

- Minimum 10 years of construction management or consultant experience

- 3+ years in a dedicated Design Manager capacity

- Experience on healthcare or long-term care facilities is a strong asset

- LEED, PMP, P.Eng, or AAA designations are assets

- Proficiency with MS Office and MS Project, and working knowledge of BIM tools; exposure to Revizto and Assemble is an asset
