1 Position Summary and Job Magnitude The Maintenance Services Supervisor must ensure that the entire building is in valuable working order at all times This includes a combination of preventative maintenance tasks daily repair requisitions and supporting outside contractors when on site 2 Essential Functions and Basic Duties Preventative maintenance is necessary for all aspects of keeping the building running smoothly Some of the responsibilities involved with this position include but are not limited to Daily checks of the building and equipmentCheck utility meters on daily basis to monitor consumptionCheck standpipes and fire panel on a daily basisCheck all fire extinguishers are at their proper levels and intactKeep detailed records of all maintenance and inspectionsDevelop capital plans and sourcing replacement components for systems that have reached the end of their operational life cycleApprove maintain and control revenues and expenses related to maintenance and outside contractingEnsure that all reporting employees adhere to company policies and proceduresResponsible for the recruitment hiring training and scheduling of staffOversee the tasks and functions of staff to ensure they are maintaining exceptional physical plant and cleanliness standardsMeet regularly with staff and union representatives to facilitate resolution of issues and adherence to standards and completion of assigned tasks or required dutiesParticipate in on call responsibilities on evenings and weekends and respond to facility student and guest emergency or crisis situationsRoutinely inspecting various elements of buildings and grounds like elevators fire alarms security cameras and sprinkler systemsPerform other duties as requiredDaily repair requisitions are to be completed in a timely fashion to ensure proper buildingoperation and customer satisfaction Tasks can include but are not limited toDaily supervision of Maintenance Team and outside contractorsAudit repair requisitions to ensure tasks are completed in a timely fashion Manage inventory and supplies for the maintenance operationBasic plumbing repairs and replacement including unclogging toiletsFix damaged sections of drywallMaintain interior finishes including vinyl wall coverings and painting Complete general janitorial tasks such as garbage collection spill cleanups and others as requiredKeep detailed records of all work in good standing Provide on call support and availability beyond standard working hours as operational needs require Health & Safety Require employees work in the manner and with the protective devices measures and procedures required by the OHSA regulations and Campus Living Centres eg wearing safety shoes confining hair jewelry or loose clothing around moving parts etcEnsure the Personal Protective Equipment required for all subordinates job is readily available in good working condition and ensure usage is recordedEnsure all trainings required for each task are identified documented and readily availableEnsure all WHMIS 2015 regulated supplies and SDS sheets are readily availableEnsure hazard identification labelling and any additional chemical safety resources and documents are up to date and available for all workers 3 Qualifications Education High School Diploma Recognized College Diploma preferred SkillsAbilities Knowledge of commercial electrical plumbing and HVAC systemsMust be competent with general physical plant repairsMust possess positive attitude towards work and learningMust be able to handle multiple projects at onceExperience RequiredMinimum of 2 years industry experience or equivalent
