Maintenance Technician and Superintendent

This is a high-accountability operator role with ownership of a growing portfolio of design-forward rental properties across Ottawa. The portfolio is expanding and consists of newly constructed and fully renovated units with high-end finishes. We operate on three standards: fast execution, quality workmanship, and a strong resident experience.
The role suits someone with a construction background who understands how buildings go together and how to maintain them over time. We value people who work preventatively and who take pride in delivering work that does not need to be redone.
What you will own
You are responsible for keeping the properties in top condition at all times.
Unit turnover and readiness
- Turn units to rent-ready condition within defined timelines (target: 24 to 72 hours depending on scope)
- Complete repairs, touch-ups, and installations to a high standard
- Confirm that all systems, appliances, and finishes are fully functional before occupancy
Preventative maintenance and asset protection
- Conduct regular inspections across the portfolio and identify issues before they escalate
- Build and maintain a structured maintenance schedule covering HVAC, plumbing, and building envelope
- Reduce long-term capital costs through early intervention and proper workmanship
Repairs and construction work
- Perform hands-on carpentry, drywall, painting, and minor electrical and plumbing work
- Diagnose root causes rather than treating symptoms
- Apply construction knowledge to produce durable, long-term fixes
Tenant-facing service
- Communicate with residents clearly, professionally, and promptly
- Respond to maintenance requests within defined service levels for urgent and non-urgent items
- Represent the company professionally in every resident interaction
Vendor and project coordination
- Source, coordinate,
and manage suppliers and trades as required
- Confirm that work is completed on time, on budget, and to standard
- Negotiate pricing and prevent cost escalation
What success looks like
- Units are consistently rent-ready with minimal downtime
- Issues are identified early and resolved permanently
- Residents receive fast, professional responses and quality service
- Properties remain clean, functional, and well presented
- Maintenance costs stay controlled through sound judgment and preventative action
Who this role is for
- You have hands-on construction experience (preferred over a purely superintendent background)
- You understand building systems beyond surface-level fixes
- You take ownership of your work and operate with limited direction
- You move quickly, prioritize effectively, and solve problems independently
- You communicate clearly with residents and team members
- You maintain assets to a higher-than-average standard

Compensation and structure
- Base salary: $60,000 to $70,000 per year
- Total compensation potential: $65,000 to $75,000 per year
- Full time, permanent
- Valid driver's licence required
- On-call availability for emergency response required
- Strong organizational and record-keeping ability expected
