PROJECT DIRECTOR

Location: Lower Mainland, British Columbia

About the Prospect

We are looking for a Project Director to take executive accountability for the delivery and financial performance of major building projects. You will set project strategy from the pursuit stage, negotiate and execute prime contracts, lead the project teams beneath you, and own the client relationship from award through to close out.

This is a leadership position with a national general contractor with a long track record in the ICI sector across Canada, reporting to the Director of Operations. Candidates must have personally led projects in the $200 million to $500 million range as a Senior Project Manager or Project Director. Oversight without direct project leadership will not meet the requirement.

Key Responsibilities

Pursuit and Preconstruction

- Identify business development opportunities and lead bid proposal responses to clients with marketing support

- Develop and maintain client, consultant, and trade relationships

- Lead development of the project strategy that secures the work and meets or exceeds performance, schedule, and profitability targets

- Ensure contract negotiations are executed in line with process and the master project schedule

- Confirm the estimate and cost plan delivers value to the owner, accommodates the design intent, and protects targeted profitability

- Ensure projects are properly resourced and that budgets meet or exceed profit expectations

Construction

- Negotiate and oversee preparation and execution of the prime contract

- Hold accountability for quality and execution across major projects, staying current on all critical issues and ensuring the team resolves them to stakeholder satisfaction

- Ensure health, safety,



and environmental standards meet or exceed legislated requirements and company policy

- Oversee site processes, productivity, targets, KPIs, and reporting dashboards

- Support the Construction Director on day-to-day operations and keep leadership informed of significant developments

Post-Construction

- Ensure deficiencies are cleared promptly and total completion is achieved to the client's expectation

- Ensure close out and lessons learned sessions take place to drive continuous improvement

Talent Leadership

- Lead recruitment of new talent into the project organization

- Coach and mentor project teams, provide continuous feedback, address non-performance, and plan for succession

- Conduct annual performance reviews for direct reports and ensure reviews are completed across project staff

What We Are Looking For

- Undergraduate degree in engineering or construction management

- 15+ years in construction, including 10+ years in project management with a general contractor

- Track record leading major commercial or institutional building projects in the $200 million to $500 million range as Senior Project Manager or Project Director

- Experience winning major bids, including with joint venture partners

- Demonstrated record of project profitability and of retaining owners as repeat clients

- Deep expertise in project delivery improvement and value added constructability practices

- Proficiency with MS Project, Primavera P6, ERP systems, and electronic document management

- Strong leadership, negotiation, and relationship skills across clients, consultants, trades, and internal teams
