We specialize in the management and renting of residential single unit and multi family properties across the Lower Mainland.
We are excited to announce that we are expanding our team. We are seeking a fully licensed, experienced Residential Property Manager who is looking for a long-term role, values stability, and wants to grow alongside the company.
About the Role
This role is best suited for someone who has hands-on experience managing disputes, leading a small team, and running day-to-day property management operations independently.
You will work closely with ownership, accounting, leasing, and administrative teams while leading operational execution and acting as a key point of continuity for the portfolio. Key Responsibilities
Oversee day-to-day residential property management operations
Manage tenant and landlord relationships across the full lifecycle
Conduct and oversee showings, application processing, and tenant onboarding
Collect, process and review Pre-Authorized Debit (PAD), Tenant Contact Info
Follow up with new Landlords/Tenants and collect documents for on-boarding to rental software
Handle tenant notices (ex. yearly rent increases, notices to end tenancy, notices of entry, etc.)
Coordinate repairs, maintenance, and vendor communications for tenants day to day issues
Prepare and send out invoices to clients
Scan/save Tenant deposit cheques, agreements, disclosure forms etc.
Set up New Tenants/Landlords in rental software
Manage tenant lease e-files (Condition Inspection Reports, Rental Agreements, PAD, Contact Details etc.)
Schedule, conduct and oversee move-in, move-out, and annual inspections
Ensure tenant deposits handling and returns comply with Residential Tenancy Act (15-day requirement)
Work closely with accounting to support financial statement review, invoicing, PAD setup,
and record accuracy
Ensure strata move-in/move-out fees and processes are completed correctly
Notify and manage tenants 1 month notices to vacate. Also making sure the place is rentable for new tenant
Support and guide junior team members or coordinators (minimum 2 people)
Preparing for and attending Residential Tenancy Branch arbitration (Strong understanding of the BC Residential Tenancy Act and practical application required) What You Will Need:
Direct involvement in at least 3 tenant disputes (ex. tenant deposit disuptes, tenant early termination or abandonment sitiations, tenant unpaid rent or utlities)
Minimum of 3 year of experience in the real estate property management industry
Minimum of 2 years of experience as licensed property management in B.C
Minimum of 1 year of experience leading or supervising a team (minimum 2 people)
Post-secondary education required (or equivalent industry experience)
Valid BC Driver’s License and access to a vehicle
BCFSA Rental Estate property management license is required
Proven ability to work independently with minimal supervision
Solid written, listening and verbal communication skills A positive, customer-service-oriented attitude and teamplayer
Calm, professional, and structured approach to conflict resolution
Strong time management, organizational and leadership skills
Capacity to handle multiple tasks and prioritize effectively
Detail-oriented and compliance-focused
Self-starter who takes ownership and responsibility
Comfortable working in a fast-paced, high-volume workplace
Technology-savvy with experience using property management software (e.x, Buildium)
Proficient with Google Drive, Google Docs, Google Sheets, Microsoft Office, Microsoft Excel, WhatsApp,
WeChat, and Buildium.
Ability to speak and write in Mandarin is an asset
Ability to learn quickly, be flexible, adaptable and calm under pressure
Attentive to detail and manage tasks efficiently and effectively
