Rubra Management is hiring. This position consists of two components: primary focus is a Leasing Agent role; secondary component is a Maintenance Technician role, as time allows.
Leasing Agent
Position Summary
Our Leasing Agent is responsible for generating quality leads for prospective tenants to fill our vacancies. The Leasing Agent is also responsible to responding to tenant enquiries regarding their tenancy with us, including tracking repairs and maintenance requests.
Key Duties and Responsibilities
- Strive for 100% occupancy at all properties
- Maintain a clear line of sight to which units are coming up for renewal (lease ending) and which units are becoming vacant due to lease non-renewal
- Endeavor to renew leases which are currently in place for existing tenants
- Promptly advertise all units which will become vacant due to lease non-renewal or eviction
- Respond to all inquiries for leasing from prospective customers, providing information and presenting amenities of properties in a positive manner
- Confirm prospective tenant requirements (unit size, location, building and suite amenities, floor level, etc.) to ensure fit
- Schedule appointments for showing
- Present the available apartments in a friendly and knowledgeable fashion
- Obtain leasing applications for the available units
- Process leasing applications, including credit checks and landlord references
- Negotiate leasing terms and conditions and gather required information to close deals (flexibility includes lease terms, pet fees, potential rental incentives, etc.)
- Complete lease agreements and required paperwork for approval by supervisor
- Complete move-in inspections with tenants
- Complete move-out inspections with tenants
- Inspect properties and any vacant units to ensure proper cleanliness and maintenance of the building
- For units which are not renewing, conduct a pre-move-out inspection to document the condition of the suite and any repairs or maintenance that will be needed prior to next occupancy
- Receive repairs and maintenance requests via email and enter them into the repairs and maintenance tracking sheet
- Respond to current tenant enquiries regarding their tenancy
- Assist with Residential Tenancy Dispute Resolution Service (RTDRS) filings and hearing as needed
- Other relevant duties as assigned by supervisor
Qualifications and Requirements
- Required to work 40 hours per week
- Due to the nature of the business, the Leasing Agent must be able to work:
o on the first and last day of every month (May 31 / June 1, June 30 / July 1, July 31 / August 1, August 31 / September 1) o on the weekends and in late afternoon (for showings and move-ins/move-outs)
o any 5 consecutive days which may include the weekends and holidays
- Required to balance time between the field (showing suites, etc.) and the office (administration and paperwork)
- Must possess a valid driver’s license
- Must be computer literate with Microsoft Office Suite, including Outlook, Word, and Excel
- Experience in sales and apartment leasing is an asset
- Experience of Maximizer software is an asset
- Familiarity with the Alberta Residential Tenancies Act and building systems is an asset
- Comfortable interacting with a variety of people
- Exceptional planning and organisation skills
- Solid communicator with the ability to build excellent relationships with customers
- Above average problem solving, negotiation, and conflict resolution skills
- Ability to effectively manage time and resources to ensure deadlines are met
- Ability to represent the company in a professional manner
Maintenance Technician
Position Summary
Our Maintenance Technician must possess a broad skillset including the ability to perform general handyman duties.
Key Duties and Responsibilities
- Minor plumbing
- Minor electrical (e.g., light fixture change, etc.)
- Minor appliance repairs
- Minor general carpentry (e.g., repairing doors, cabinets, baseboards, hardware, etc.)
- Blind installation
- Drywall patching
- Painting
- Moving appliances
Qualifications and Requirements
- Must possess a valid driver’s license
- Experience in in multi-family residential services is an asset
- Experience in minor plumbing, minor electrical, carpentry, drywall repairs is an asset
- Ability to work, diagnose and solve problems independently
- Ability to use hand power tools (e.g., drills, hammer drills, screw guns, etc.)
Job Type: Full-time Pay: From $52,000.00 per year
