SENIOR PROJECT MANAGER

About the Opportunity
We are looking for a Senior Project Manager to take total delivery accountability for major commercial and institutional building projects, from proposal through to financial close out. You will own safety, quality, budget, and schedule on the project, lead the site and project team, and hold the relationship with the client and owner representative.
This is a senior staff position with a national general contractor with a long track record in the ICI sector across Canada. You will report to the Director of Operations. Candidates must have led projects in excess of $80 million in the commercial or institutional space.
Key Responsibilities
Pursuit and Pre-Construction
- Lead proposal responses to the client with support from marketing and the wider team
- Lead the handover of newly awarded projects from the estimating and tender group
- Establish project management plans covering safety, quality, and environment, and confirm the team understands project specifications, agreements, and head contract requirements
- Build the project schedule in MS Project or Primavera P6 with input from the Superintendent and subcontractors, with sound critical path logic, and secure client and subcontractor acceptance
- Prepare scopes of work, lead subcontract award meetings, and ensure all contracts and subcontracts are issued on schedule
- Lead financial start up meetings and set the initial cost code allocation
Construction
- Hold full financial accountability for the project including revenue forecasting, billing, and payment approvals
- Establish, monitor, and weekly update construction schedules, keeping Superintendent look aheads aligned to the master schedule
- Review all RFIs, shop drawings, and change order requests before submission to the client
- Lead biweekly client meetings with detailed minutes covering outstanding RFIs,
change orders, conflicts, and the risk register
- Prepare monthly internal and external reporting per contract requirements
- Ensure compliance with provincial occupational health and safety legislation, environmental regulations, inspection and test plans, and quality control procedures
- Ensure insurances, licenses, bonds, letters of credit, and certificates are in place and current
- Direct Project Coordinators on contract administration including scope changes, issue logs, NCRs, deficiencies, commissioning, and close out documentation
- Mentor and develop direct reports
- Put the project completion plan in place 12 months ahead of completion
Post-Construction
- Close out deficiencies and warranty period issues, and bring the project to full contractual and financial completion
What We Are Looking For
- Undergraduate degree in construction management, engineering, or a related field
- 10+ years of leadership experience with a general contractor
- Proven track record delivering commercial or institutional building projects in excess of $80 million as the lead Project Manager
- Experience across contract models including Construction Management, Design-Build, Hard Bid, and Design-Bid-Build
- Experience winning major bids, including with joint venture partners
- Demonstrated record of project profitability and of retaining owners as repeat clients
- Proficiency with MS Project and Primavera P6, plus Bluebeam, Plangrid, SAP or similar ERP, and electronic document management systems
- Solid leadership, negotiation, and communication skills across client, owner representative, and site audiences
- Able to work on active construction sites, including stairs, ladders, scaffold, and rough terrain, and long days in variable weather
