We are seeking an Assistant Property Manager in Mississauga. This role supports the General Manager in overseeing the day-to-day operations of the properties, ensuring they are managed to the highest standards. The successful individual will demonstrate service excellence, attention to detail, and a strong focus on quality. The Assistant Property Manager will excel in relationship management with tenants and clients, acting as a liaison to resolve operational issues promptly and effectively while minimizing tenant impact.

KEY RESPONSIBILITIES

Support the General Manager in ensuring tenant satisfaction, budget preparation, and capital plan management.

Assist with preparing property reports within required timelines.

Support variance analysis, financial reviews, and monthly reporting requirements, ensuring timely entry into Yardi.

Manage base building contracts (e.g., window cleaning, landscaping, janitorial, parking, waste removal) and ensure contracts are re-tendered on schedule and within budget.

Adherence to the purchasing processes for purchase orders and service contracts.

Oversee Accounts Receivable, ensuring timely follow-up on outstanding balances and keeping up to date reports.

Oversee Insurance collection from tenants, ensuring timely follow-up on expired or non-compliant certificates.





Partner with the Property Management Team in completing property and tenant inspections, in order to maintain the highest standards for all properties, and following up with the team and tenants on maintenance requirements.

Coordinate tenant move-ins/move-outs with construction, operations, and building services; ensure signage, access, mail, and documentation are in place.

Monitor and respond to the web-based Tenant Work Order System, and tenant requests via e-mail, handling escalated tenant inquiries in a professional and timely manner.

Maintain accurate and up-to-date Tenant Information Guides, and databases.

Complete lease audits, tenant communications, and year-end reconciliations in accordance with lease agreements.

Lead building engagement initiatives, marketing, tenant, and community events.

Promote and adhere to all safety, health, and environmental policies; proactively identify and mitigate potential hazards; and manage all web-based Risk Management Systems.

Assist with implementing national programs, policies, procedures, and property management best practices.

QUALIFICATIONS & ATTRIBUTES

Post‑secondary degree in Accounting, Finance, or Business Administration preferred.

Minimum 4 years of experience in property management administration or commercial real estate.

RPA designation (completed or in progress) is an asset.

Current or in‑progress RECA Property Management License is an asset.





Experience with Yardi Voyager and Yardi Payscan is an asset.

Proficiency in Microsoft Office applications.

Strong financial acumen, including variance analysis and review of operating statements.

Negotiation skills to secure favorable vendor contracts and resolve tenant matters.

Knowledge of sustainability practices and environmentally friendly initiatives.

Robust problem‑solving abilities and proactive approach to risk mitigation.

Excellent written and verbal communication skills with the ability to interact effectively with tenants, clients, service providers, and team members.

Highly organized, detail‑oriented, and able to manage multiple priorities.

Flexible and adaptable to changing needs and market conditions.
