Role Description The ideal candidate will have strong experience in managing residential, commercial and mixed use properties. This is an exciting opportunity for someone to become a member of a great team at a time when our company is positioned for future growth. This is a full-time on-site role located in Vancouver, BC, for a Property Manager.
Role Properties to be managed by candidate would be located in Vancouver including Kitsilano, Mount Pleasant, and the Cambie Corridor;
Professionally and courteously handle all tenant inquiries, feedback, complaints or concerns; ensure a high level of tenant relations is maintained through regular contact and proactive attention to tenant needs;
Liaise with ownership to establish annual strategy for properties, including but not limited to recommendations for marketing and leasing activity, building upgrades, and tenant retention initiatives;
Set strategic plans for properties and assess value add improvement opportunities;
Engage and oversee third-party contractors for renovation and improvement projects;
Prepare and administer annual operating and capital budgets;
Review and approve CAM and operating expense reconciliations;
Assist with preparation of monthly financial statements and operational reports;
Conduct property inspections;
Administer,
manage and ensure compliance of the terms of all tenant leases;
Work closely with development and construction staff on new projects to ensure that needs of tenants are provided and not over-looked;
Develop and maintain building procedures and supervise building staff and building operations, i including arranging new staffing, security coverage, cleaning, repairs and maintenance;
Authorize work and purchase orders to approved limits; review and approve invoices according to standard policies and procedures;
Approve payables and review receivables and contact tenants to collect rents in arrears.
Lead hiring process including posting jobs and completing interviews for property administration, maintenance and building manager roles.
Complete annual performance reviews for members of our team who report directly to you.
Qualifications A dedicated team player
Someone who enjoys working in real estate and is passionate about their career
5+ years of experience in property management
Strong capability with excel
Experience with Yardi Breeze, Voyager and MRI Angus a plus
Strong working knowledge of income property processes
Someone who likes to build process and take ownership of process
Solid time management and organizational skills
Ability to meet timelines and manage multiple projects and priorities effectively
Must have the ability to get into the details as well as see issues from a higher-level perspective
Must be a practical and strategic thinker who is able to see the big picture and think like an owner;
Excellent interpersonal and communication skills, both written and verbal with an ability to oversee and manage other people effectively
Innovative problem-solving skills that can resolve inefficiencies and improve work-flow
Ability to develop positive and professional relationships with different personalities
Experience supervising and mentoring staff
Positive attitude and a desire to help others
Owns a vehicle that can be used for work
Computer skills: Advanced knowledge of Microsoft office
