Framer/Carpenter Needed ASAP: Basement Framing Completion & Rework (Brentwood NW) Description: Looking for an experienced, reliable framer/carpenter for a quick turnaround project to finish a basement framing job. The previous worker was let go due to poor quality and misalignment. Looking for someone to start ASAP who takes pride in square, plumb, and code-compliant work. Scope of Work (~75 LF Total): 1. Rework & Rectification (~20 LF): Correct a poorly framed 2x4 partition wall. You must back out existing Tapcon screws/top nails, shift the wall alignment by approximately 1 inch, and re-anchor it to ensure a 3-inch structural steel post is fully enclosed inside the wall cavity (so standard 4-9/16" pre-hung doors will fit). 2. Current Framing (~22 LF): Build 19 LF of standard 2x4 partition walls and 3 LF of 2x2 partition walls for basement bathroom. 3. Bulkheads (~33 LF): Frame approximately 33 LF of bulkheads under heat ducts, beams, and bathroom vents (using 1x and 2x as needed). 4. Deficiency Rework & Punch List: Fix several spot issues left by the previous worker, including correcting out-of-spec stud spacing (exceeding code limits) and replacing several badly warped, uneven, or twisted studs to ensure the wall is perfectly flat for drywalling. Strict Code & Quality Requirements (Non-Negotiable): . Plumb & Square: All walls must be perfectly straight, plumb, and square. Stud spacing must strictly adhere to the building code (maximum 16" or 24" on-centre depending on structural needs). .
Plumbing/Utility Clearances: Framing must not pinch, grind, or press tightly against existing copper water lines or drain pipes. . Moisture Protection: All bottom plates touching the concrete must be Pressure-Treated (PT) wood with foam Sill Gasket installed underneath before anchoring. . Fasteners: Bottom plates must be securely anchored to the concrete using Tapcon screws (provided). All screws contacting PT wood must be rated for pressure-treated lumber.
