MODUS Structures Inc. is an experienced off-site design, manufacturing, and construction company based in Crossfield, Alberta. Established in 2004, MODUS has successfully provided innovative and cost-effective building solutions to the educational, commercial, residential, industrial, and institutional sectors.

Operating two manufacturing facilities totaling over 200,000 square feet of insulated and heated workspace, the MODUS team designs, manufactures, and delivers building projects faster than traditional site-built methods.

The Opportunity

Our Procurement Department is growing, and we are looking for an experienced Senior Buyer – Building Materials to join our team.

This position will have a strong focus on the sourcing and purchasing of construction and building materials. The successful candidate will bring strong knowledge of the building materials market, proven vendor negotiation skills, and the ability to develop supplier relationships that support cost, quality, inventory, and project schedule requirements.

Key Responsibilities

- Work collaboratively with other Buyers and the Procurement team to source high-quality, cost-effective building materials.
- Source, evaluate, negotiate, and purchase building materials and related commodities.
- Negotiate contracts and commercial terms with vendors while establishing and maintaining solid supplier relationships.
- Develop and maintain purchasing schedules to ensure materials are ordered and received in coordination with overall project and production schedules.




- Monitor market trends for building commodities and consumables to ensure MODUS maintains competitive material costs.
- Identify cost-reduction opportunities and conduct market validations of existing purchasing arrangements through competitive quotations and negotiation.
- Contribute to purchasing strategies, policies, and procedures and provide recommendations to the Procurement Manager.
- Assist with logistics, inventory management, shipping, material handling, and product returns as required.
- Support logistical strategies to ensure purchasing and supply chain targets are achieved.
- Maintain accurate and detailed purchasing and supplier records.
- Ensure purchasing activities are completed in accordance with company policies, procedures, and procurement strategies.
- Identify opportunities to improve supply chain performance, including improvements to processes, costs, quality, and delivery.
- Build strong working relationships with internal stakeholders and external suppliers.
- Foster collaborative, win-win supplier relationships that support MODUS's operational and project requirements.
- Identify, manage, and minimize risks that could affect or disrupt the supply chain.




- Support continuous improvement and KAIZEN initiatives internally and with key vendors to reduce costs and improve overall supply chain performance.
- Optimize working capital by ensuring the right inventory is available at the right time and at the right price.

Qualifications & Experience

- 5 + years experience in Construction Materials procurement - with expertise specifically in building materials
- Qualification in supply chain management or equal experience
- Lumber industry experience is an asset
- Strong negotiation and communication skills
- Understanding of General Commercial Construction and General Contracting
- Proficiency in Microsoft office
- Understanding of Modular Construction would be an asset
