- $52,000 to $60,000 per year, based on relevant lending and mortgage experience

About the Role
We are looking for a motivated and detail-oriented Mortgage Fulfillment Associate to support the continued growth of the business.
This is an opportunity for someone with banking, lending, credit or mortgage experience who wants to build a long-term career in the mortgage broker industry.
The successful candidate does not need to arrive with complete knowledge of the broker channel. We are prepared to provide licensing support, training and hands-on development. However, the candidate should already have a solid understanding of lending terminology, financial documents, credit and professional client service.
The goal is for this person to grow into a trusted member of the team who can confidently review, prepare, submit and manage standard mortgage files with increasing independence.
Key Responsibilities
- Review mortgage applications and supporting documentation
- Verify that files are complete and identify missing or inconsistent information
- Review credit bureaus, liabilities, income and property information
- Complete income calculations and basic debt-service analysis
- Prepare files and submission notes for lender review
- Submit mortgage applications following internal approval
- Communicate with lenders, clients, appraisers, lawyers and other parties
- Manage lender conditions and follow files through to funding
- Maintain accurate file notes,
compliance records and CRM updates
- Identify concerns and escalate complex decisions when required
- Work closely with Matt Deleersnyder and the administrative support team
- Help improve internal systems, checklists and fulfillment processes
What We Are Looking For
- Previous experience in banking, mortgages, lending, credit or financial services
- An understanding of lending terminology and financial documentation
- Strong attention to detail and the ability to identify inconsistencies
- Excellent organization and follow-through
- Professional written and verbal communication
- Confidence communicating with clients and financial institutions
- Ability to manage several active files and deadlines at once
- Good judgment and willingness to ask questions when required
- Comfortable learning new systems, lender policies and technology
- Interest in growing into a mortgage fulfillment or underwriting position
Experience in the mortgage broker channel is an asset but is not required.
Experience as a bank advisor, credit union lender, mortgage specialist, lending officer, underwriter assistant or financial services representative would be considered relevant.
Licensing
A mortgage-agent licence will be required for this role. MD Mortgages Inc. is prepared to pay approved licensing and education costs for the right candidate. Continued employment will be subject to successfully completing the licensing requirements and maintaining the required licence in good standing.
Compensation Growth
In addition to the base salary, the successful candidate will have the opportunity to earn additional income through self-generated mortgage business.
Eligible self-generated files will receive a commission split based on net commission received, subject to the terms of the employment and commission agreement.
This creates an opportunity for someone who wants a stable salary while being able to earn more.
Work Arrangement
This position offers a flexible work arrangement, with a combination of in-office and work from home based on training requirements, business needs and the employee’s ability to perform the role independently.
