ROLE SUMMARY
As an Outside Sales Representative, you will meet face-to-face with pre-qualified, motivated homeowners who are looking to sell their property directly, evaluate their situation, and present a purchase offer. You will primarily be dealing with individual homeowners as the decision-makers, and since approximately 95%+ of business comes from sellers who are not repeat customers, the role is heavily weighted toward being on the road at appointments and on pre- and post-appointment nurturing. This role is predominantly new business development, at 50% in Year 1, combined with account/relationship management; less than 25% of time is spent on CRM administration and underwriting. The large majority of appointments (approximately 95%) are supplied as warm leads by an inside sales team, with the remainder self-generated through after-hours inbound calls and door-knocking in target neighborhoods. This is a newly added position on a growing team, created through business expansion combined with a planned departure, reporting directly to Evan, the Sales Manager, who has led the team for three years. The base salary is $40,000 CAD, with flexibility for a higher starting base during the first few months while the rep builds their pipeline, plus uncapped commissions.

Our client was founded in approximately 2008 and has over 17 years in business. They are a privately owned, single-owner company in a scale-up phase, growing 15–25% year over year, with a stated need to continue building out their sales team as they expand. The company employs approximately 20 people company-wide, with 15 based locally in the GTA. The sales team consists of 8 salespeople and 1 sales manager: 3 Inside Sales Representatives (Acquisitions), 3 Homebuying Specialists (Outside Sales – Acquisitions), and 2 Dispositions Representatives. Headquartered in Toronto, Ontario, they purchase homes directly from homeowners in difficult situations — quickly, discreetly, and with dignity — then either renovate and resell the properties or match them with investor buyers. Their clients are individual homeowners, including those going through divorce, managing an inherited property, facing financial distress, or owning a home in need of significant repair, as well as small real estate investors, landlords, and flippers on the buy side.

OFFICE LOCATION & SALES TERRITORY
- Head Office: Toronto, Ontario, Canada
- Work arrangement: Field-based (in-person appointments at sellers' homes) combined with work-from-home; virtual appointments are used for distant or lower-convertibility leads
- Sales territory: GTA – Central OR East, including Scarborough, Durham Region, Clarington, Peterborough, and Cobourg (territory boundaries are versatile for the right candidate)
- Typical field activity: approximately 8–10 in-person or virtual appointments per week
- Hours: No fixed 9–5 schedule; approximately 44 hours per week, Monday–Friday, with genuine evening, weekend, and after-hours responsiveness expected, as sellers are often reachable outside standard business hours
- Overnight travel: None required
EXPERIENCE, BACKGROUND & EDUCATION REQUIREMENTS
- 2–15 years of sales experience (2+ years preferred; a wide range will be considered for the right candidate)
- Outside/field sales experience, B2C, high-ticket, in-person closing
- Industry experience is not required — full training is provided and no real estate licence is needed. Personal interest in real estate investing is an asset
- Candidates who hold a real estate licence are welcome to apply but must be willing to park or give up their licence for the duration of employment
- Education: High school diploma minimum
- A valid driver's licence and access to a personal vehicle are required
- Must be based in the GTA, ideally central or toward the east end, and within approximately 1.5–2 hours of the territory
TECHNICAL SKILLS
- REsimpli CRM software — training provided (no prior experience required; CRM experience is an asset)

THE PRODUCT / SERVICE / SOLUTION
- Direct, off-market home acquisitions from motivated homeowners — a fast, guaranteed, and discreet alternative to a traditional listed sale
- Renovation and resale of acquired properties, or matching properties with investor buyers
PROSPECTIVE CUSTOMERS / INDUSTRY FOCUS / DECISION MAKER(S)
- Motivated and distressed GTA homeowners, including individuals going through divorce, managing an inherited property, facing financial distress, or owning a home in need of significant repair
- Geographic focus: Greater Toronto Area, primarily the Central or East region
- Primary decision-maker: the homeowner(s) themselves
SALES CYCLE / ORDER VALUE / ACCOUNT SIZE
- Average transaction spread of approximately $60,000–$70,000 per deal
- Sales cycle of approximately 45 days from lead to close
- Reps are expected to contribute toward approximately $1,000,000 in quarterly acquisition spread

TYPICAL DAY & DUTIES
- 50% New Business Development (on the road at appointments)
- 25%+ Account & Relationship Management (pre- and post-appointment nurturing)

On a typical day, you will attend in-person and virtual appointments with pre-qualified sellers, dig deep to understand their true motivation for selling, research comparable properties and underwrite the home, present an offer, and manage your pipeline and daily activity in the CRM.
LEADS
- Approximately 95% of appointments are supplied as warm leads by the inside sales team
- Approximately 5% are self-generated, through after-hours inbound calls and door-knocking in target neighborhoods
- The strongest performers proactively build their own pipeline in addition to the leads they are given
OVERNIGHT TRAVEL
- None required for this role
SUPPORT & TRAINING
- Structured 30/60/90-day onboarding: new hires begin in the inside sales seat to learn the CRM and process, then move into the field around day 60
- The Sales Manager rides along in the field during training and remains on-call to support underwriting and valuation decisions
- Typical ramp to peak performance is 1–3 months
- Ongoing access to professional development resources and coaching
