POSITION
The Residential Painter will report to the Property Manager with duties aligned to the Project Coordinator and will be responsible for or completing high-quality painting and surface preparation throughout occupied and vacant apartment suites and common areas.
RESPONSIBILITIES
- The Residential Painter may be required to perform other duties consistent with the scope of the position and the operational needs of the business. The Residential Painter’s primary responsibilities include:
- Prepare vacant apartment suites for painting as part of the unit turnover process. Complete all painting work required to ensure suites are "rent-ready" within established turnover timelines.
- Patch, repair and prepare drywall surfaces, including filling holes, repairing dents and cracks, sanding and applying texture where required.
- Remove wallpaper, loose paint and damaged materials prior to painting. Prime repaired or new surfaces as necessary.
- Apply paint, stain and specialty coatings to walls, ceilings, doors, trim, baseboards, window frames, closets and other building surfaces.
- Ensure consistent colour matching and high-quality finishes that meet company standards. Paint occupied suites, common areas, hallways, amenity spaces, mechanical rooms and exterior surfaces as required.
- Repair and repaint damaged walls resulting from maintenance work or resident damage. Perform minor drywall installation and repairs as required.
- Caulk gaps around trim, baseboards, doors, windows and fixtures before painting.
- Remove, reinstall and protect fixtures, outlet covers, switch plates and hardware as required during painting.
- Protect flooring, cabinets, countertops, appliances,
windows and furniture from paint damage using appropriate coverings.
- Ensure work areas remain clean, organized and safe throughout each project.
- Complete final touch-ups and quality inspections prior to suite occupancy.
- Report any deficiencies observed during suite turnover, including plumbing leaks, damaged flooring, broken fixtures or maintenance concerns.
- Coordinate with Maintenance Technicians and Property Management to ensure turnover deadlines are achieved.
- Maintain painting equipment, ladders, sprayers, rollers and brushes in safe operating condition.
- Monitor inventory levels of paint, primers, caulking, patching compounds and related supplies and advise management when replenishment is required.
- Properly store and dispose of paint and hazardous materials in accordance regulations and company policies.
- Follow all Occupational Health and Safety legislation, company safety procedures and PPE requirements.
- Maintain a professional appearance and provide courteous service when working in occupied suites.
- Assist with other general maintenance duties when required.
- Other duties as assigned.
QUALIFICATIONS
- Previous residential or commercial painting experience, preferably within multifamily residential properties.
- Strong knowledge of surface preparation, drywall repair, priming and painting techniques. Experience using brushes, rollers and paint sprayers.
- Ability to match colours and produce consistent, high-quality finishes.
- Knowledge of various paint products, coatings and application methods.
- Strong attention to detail and pride in workmanship.
- Excellent time management and organizational skills.
- Ability to work independently and prioritize multiple suite turnovers.
- Strong communication and customer service skills.
- Reliable, dependable and able to meet turnover deadlines.
REQUIREMENTS
- Valid G Driver's Licence with access to a reliable vehicle.
- Must provide and maintain basic hand tools appropriate for the position.
- Must wear required Personal Protective Equipment (PPE), including safety footwear, safety glasses, gloves and respiratory protection where required.
- Ability to frequently lift and carry up to 50 lbs.
- Ability to stand, kneel, bend, crouch and climb ladders for extended periods.
- Ability to work indoors and outdoors in varying weather conditions.
- Comfortable working in occupied apartments while maintaining professionalism. Ability to work occasional evenings, weekends or overtime to meet operational requirements.

Pay: $50,000.00-$55,000.00 per year
