Fife House is an innovative, client-focused provider of secure and supportive affordable housing and services to people living with HIV/AIDS in the Greater Toronto Area. With approximately 110 staff working across 6 locations, in 2020-2021, Fife House served more than 850 residents and clients by providing supportive and transitional housing programs as well as outreach programs to homeless clients and their families.

DUTIES AND RESPONSIBILITIES:

- Ensure Health and Safety standards are met/exceeded;
- Complete Weekly inspections of properties
- Coordinate and monitor preventative maintenance and routine repairs, including supporting preventative maintenance planning to minimize equipment downtime, extend asset life, and reduce repair costs;
- Plan and schedule all work orders related to tenant repairs based on emergencies, operational priorities, and cost;
- Coordinate and schedule all inspections such as Fire Inspections, Unit Inspections, Fire Alarm Testing, Security System Inspections, and other regulatory or compliance-related inspections as required;
- Collaborate with staff, contractors, service providers, and skilled trades to plan repairs and maintenance;
- Coordinate and oversee contractors for approved capital repairs, renovations, and refurbishment projects as required, ensuring work is completed in accordance with approved scope, schedule, quality, and safety requirements;
- Obtain quotes or tenders from vendors and suppliers;
- Work with direct manager to procure maintenance, repair, custodial, and operational supplies,



while monitoring inventory levels, supply usage, and maintaining adequate stock of tools, equipment, and materials;
- Work with direct manager to coordinate facilities-related cleaning schedules and service requirements;
- Manage pest control contracts;
- Complete minor repairs such as: Drywall repairs, Painting, Plumbing repairs, electrical fixtures replacement, door and lock repairs, flooring repairs and furniture assembly and repairs
- Maintain common areas to ensure they remain protected and presentable
- Conduct seasonal maintenance such as landscaping and leaf removal
- Identify opportunities to improve maintenance processes, preventative maintenance practices, and operational efficiencies across programs and sites;
- Administer key, fob, and building access control systems;
- Conduct regular site walkthroughs and inspections to identify maintenance deficiencies, repair requirements, safety hazards, and opportunities for preventative maintenance;
- Maintain accurate maintenance records, inspection logs, work order documentation, and contractor service records;
- Respond to urgent maintenance requests and after-hours emergencies, as required;
- Support waste management, recycling, and environmental sustainability initiatives across all sites.

QUALIFICATIONS:

- Experience in housing facility management and maintenance;
- Experience with property maintenance;
- Experience planning, assigning, coordinating, and tracking maintenance schedules;
- Health and Safety and/or WHMIS Certification;
- Experience working with persons living with HIV/AIDS or within community-based non-profit organizations;
- Dexterity and physical stamina, including the ability to safely move furniture, equipment, and supplies.

ASSET:

- Knowledge of HVAC, plumbing, electrical, carpentry, and general building systems.
