Job Description – Part‑Time Licensed Condominium Manager (Ottawa)

Position Title: Part‑Time Licensed Condominium Manager
Location: Ottawa, Ontario (with travel between properties)
Employment Type: Part‑Time (approximately 10–20 hours per week)
Reports To: Head Office / Regional Operations

I. POSITION OVERVIEW

Conkrite Capital is seeking a Licensed Condominium Manager to oversee a small portfolio of condominium properties in the Ottawa area. This is a part‑time role ideal for a professional who holds a valid CMRAO licence (Limited or General) and is looking to supplement their income while contributing to a growing, service‑focused management team.

The successful candidate will be responsible for day‑to‑day operations, board communication, financial oversight, and light maintenance/handyman tasks. You must have your own vehicle and a valid driver’s licence, as travel between properties is required.

II. KEY RESPONSIBILITIES

A. Condominium Management & Board Relations

- Serve as the primary point of contact for assigned condominium boards, owners, and residents.
- Facilitate and attend Board of Directors meetings; prepare meeting notices, agendas, reports, and minutes.
- Provide professional guidance to boards on matters relating to the Condominium Act, 1998, CMRAO requirements, and operational best practices.
- Prepare clear, qualified written communications, budgets, and reports on time.

B. Financial & Administrative Management

- Review monthly financial statements; assist with budget preparation and reserve fund planning.




- Manage owner contributions to common expenses and oversee accounts receivable/payable.
- Ensure properties are managed in accordance with the Condominium Act, Board directions, and management agreements.
- Maintain accurate records and documentation in compliance with CMRAO standards.

C. Operations & Maintenance (Including Handyman Duties)

- Conduct regular site inspections to assess maintenance needs and ensure high standards of property upkeep.
- Perform small handyman repairs as needed, including:
- Minor plumbing (e.g., unclogging sinks/toilets, replacing faucets)
- Basic electrical (e.g., changing light fixtures, resetting breakers)
- Drywall repair, painting, and general carpentry
- Lock changes and hardware replacement
- Oversee contractors and third‑party service providers; manage the RFP process for larger maintenance projects.
- Respond to resident complaints and maintenance requests promptly.

D. Compliance & Safety

- Ensure compliance with applicable Federal, Provincial, and Municipal Acts and Codes (e.g., TSSA, Building & Fire Codes).
- Support fire safety, insurance, contract, and building compliance follow‑ups.
- Implement and oversee emergency management plans.

III. QUALIFICATIONS & REQUIREMENTS

Minimum 2 years of condominium/property management experience preferred

Vehicle

Must have own vehicle and a valid driver’s licence for local travel between properties

Handyman Skills

Willingness and ability to perform small maintenance and repair tasks

Communication

Strong written and oral communication skills; professional client service orientation

Technical Skills

Proficiency in MS Word, Excel, and Outlook; familiarity with property management software is an asset

Availability

Flexibility to attend occasional evening board meetings as required
