We are seeking a reliable, organized, and customer-focused Live-In Apartment Manager to oversee the day-to-day operations of our apartment building. This is a contractor position that requires the successful applicant(s) to live onsite and be available to manage the property, respond to tenant needs, and help maintain a safe and welcoming environment.

Responsibilities

Advertise and fill rental vacancies.

Show available suites and assist prospective tenants.

Screen applicants and facilitate lease signings.

Build positive relationships with tenants by responding to inquiries and resolving concerns.

Enforce building rules and lease agreements.

Inspect vacant suites and prepare them for recent tenants.

Complete minor repairs and general property maintenance.

Coordinate renovations and work with contractors, including landscaping and snow removal services.

Maintain the cleanliness, appearance, and security of the property.

Monitor the building and report any maintenance or safety concerns.

Qualifications

Must be willing to live onsite as the resident manager.

Couples are preferred.

No children or pets,



as the manager's suite is provided as part of the position.

High school diploma or equivalent required.

Strong customer service and communication skills.

Excellent organizational and problem-solving abilities.

Self-motivated and able to work independently.

Basic maintenance and repair experience is considered an asset.

Compensation

This is an independent contractor position.

Compensation includes

A percentage of the monthly rental income.

Reimbursement for approved petty cash expenses.

Hourly compensation for approved property improvements and renovation work.

A private onsite suite with room and board provided at no cost.

As an independent contractor, you are responsible for your own income tax remittances, insurance, CPP, and any other obligations associated with self-employment.
