Edison Engineers Inc. specializes in the repair, restoration, and capital planning of existing buildings. We help condominium communities, property managers, building owners, public-sector clients, and institutional and commercial stakeholders understand, maintain, and plan for their building assets.

WHAT WE’RE LOOKING FOR

We are looking for a Capital Planning Project Manager to join our London office. This role is ideal for an experienced building science or capital planning skilled who can manage Reserve Fund Studies, Property Condition Assessments, and Performance Audits while building strong client relationships and supporting the growth of Edison’s capital planning services.

The successful candidate will bring strong technical judgment, clear communication skills, and the ability to guide projects from proposal through completion. While a professional designation is not required, strong experience in existing building assessments, capital planning, client management, project delivery, and technical reporting is essential.

KEY RESULT AREAS FOR THIS ROLE

Capital Planning

- Lead Reserve Fund Studies, Property Condition Assessments, Performance Audits, and other capital planning projects for existing buildings.
- Help condominium boards and property owners make informed decisions about long-term repair and replacement planning.
- Define project scope, coordinate site reviews, assess building components, and oversee accurate, client-focused reports.
- Review building conditions, drawings, specifications, and site findings to identify required assessments, future restoration projects, and capital repair needs.
- Develop practical repair and replacement options supported by cost estimates, recommendations, and long-term planning insight.
- Apply knowledge of existing building assets, building systems, and capital planning to help clients protect and improve their properties.
- Interpret key project and condominium documents, including declarations, by-laws, shared agreements, legal survey drawings, drawings, specifications, and other technical documents.
- Use working knowledge of the Ontario Building Code, local property standards by-laws, Tarion Construction Performance Guidelines, condominium legislation, and Tarion warranties where applicable.
- Collaborate with clients and internal teams to deliver clear, accurate capital planning recommendations.

Project Management

- Manage capital planning projects from proposal through completion, ensuring work is on time, within budget, and to Edison’s quality standards.
- Prepare and review technical reports that are accurate, clear, practical, and aligned with client expectations.
- Support proposal development by defining scope, estimating effort, identifying deliverables, and contributing technical insight.
- Monitor project budgets, track financial performance, and contribute to project and revenue targets.
- Identify risks, challenges, or scope concerns, and escalate them appropriately with recommended next steps.
- Provide guidance, review, and mentoring to Project Associates and junior team members.
- Support the growth of Edison’s London capital planning team, with potential for direct people leadership.

Client Management and Business Development

- Act as a trusted point of contact for clients,



contractors, and internal project teams.
- Build strong client relationships through responsive communication, reliable technical advice, and practical recommendations.
- Represent Edison professionally in client meetings, contractor discussions, and on-site interactions.
- Respond promptly to client inquiries, follow through on commitments, and keep clients informed and supported.
- Identify future work opportunities at client properties by recognizing capital planning needs, repair requirements, and potential restoration projects.
- Support proposal development and the continued growth of Edison’s capital planning practice.

Project Excellence

- Deliver work that is technically accurate, well organized, practical, and easy for clients to understand.
- Apply sound engineering judgment when reviewing reports, calculations, recommendations, and project documentation.
- Develop cost-effective repair and replacement solutions that reflect client goals, building conditions, and long-term capital planning needs.
- Communicate risks, priorities, and recommendations clearly so clients can make informed decisions.
- Maintain organized documentation, field notes, working files, and project records in accordance with Edison standards.

KNOWLEDGE, SKILLS & ABILITIES REQUIRED

Knowledge

- Degree or diploma in Civil Engineering, Architectural/Building Science, Building Science, or a related field.
- Minimum 5+ years of relevant experience in building science, capital planning, building condition assessments, reserve fund studies, performance audits, property condition assessments, or related consulting work.
- Strong non-licensed candidates will be considered; a P.Eng designation or eligibility is an asset but not required.
- Demonstrated experience managing Reserve Fund Studies, Property Condition Assessments, Performance Audits, capital planning studies, and/or building condition assessments.
- Experience with building types such as multi-residential condominiums, community housing, municipal buildings, commercial offices, recreational facilities, and institutional properties.
- Strong understanding of existing building assets, including condition, remaining service life, repair needs, replacement timing, and cost implications.
- Experience preparing or reviewing technical reports, cost estimates, project proposals, and capital planning recommendations.
- Familiarity with the Ontario Building Code, local property standards by-laws, condominium legislation, Tarion Construction Performance Guidelines, and Tarion warranties.
- Experience interpreting building drawings, specifications, condominium documents, shared agreements, declarations, by-laws, and legal survey drawings.

- Practice Development: Contributes to the capital planning practice in London and across Edison through strong project delivery, client service, and team development.

COMPENSATION & BENEFITS

- Competitive Base Salary: $85,000 - $105,000, commensurate with experience.
