Real Estate Law Clerk – Condominium & Subdivision A growing real estate practice at a well-established, full-service business law firm in the Greater Toronto Area is seeking an experienced Real Estate Law Clerk. This is an excellent opportunity to work on a wide range of transactions, including commercial and industrial purchases and sales, secured lending for both lenders and borrowers, and condominium and subdivision development projects from start to finish.

Responsibilities

- Independently draft a variety of documentation, including purchase and sale closing documents, mortgage security documents, related agreements, opinions, requisitions, undertakings, correspondence, and reports
- Prioritize and monitor the various components of a transaction with minimal supervision, ensuring critical deadlines are identified and met
- Communicate effectively with clients, other law firms, and government departments throughout each stage of a transaction
- Prepare, review, and evaluate title and off-title due diligence, including due diligence memos and title search summaries
- Prepare documents on Teraview, including transfers, charges, discharges, applications, easements, and notices




- Review and evaluate purchase and sale agreements and lending commitment letters
- Order and process title insurance policies
- Calculate, draft, and analyze statements of adjustments, trust ledgers, and advance statements, and manage receipt and disbursement of trust funds in compliance with regulatory reporting obligations
- Support condominium and subdivision development files from initial stages through completion

Qualifications

- Minimum 3-5 years of real estate law clerk experience gained in a law firm or in-house environment in Ontario
- Completion of a Law Clerk Diploma required; undergraduate degree an asset
- Hands-on experience with condominium and subdivision development transactions is required
- Experience with commercial purchases and sales and secured lending
- Experience with title rectification work considered an asset
- Robust understanding of the structure of a real estate transaction
- Excellent organizational, time-management, and communication skills, both written and oral
- Ability to work independently with minimal supervision while contributing as part of a team
- Proficient in Teraview and Microsoft Office, particularly Word and Outlook
