Position Overview
The Building Operator is responsible for the physical operation, maintenance, and reliability of Rivn's commercial office buildings. This is a hands-on technical role focused on building systems operation, preventative maintenance, life safety compliance, contractor supervision, and on-site issue resolution.
You will work closely with the Property Manager and ownership to ensure buildings perform at a high standard mechanically, operationally, and from a tenant experience perspective. This role requires independent judgment, strong technical knowledge, and a proactive approach to identifying and resolving issues before they escape.
Key Responsibilities
Building Operations & Systems
Operate, monitor, and maintain HVAC, mechanical, electrical, plumbing, BAS, and life-safety systems.
Perform routine maintenance including filter changes, belt replacements, minor plumbing and electrical repairs.
Record daily/weekly equipment readings and maintain accurate logs.
Identify system issues early and recommend corrective actions.
Preventative Maintenance & Inspections
Execute preventative maintenance programs across all building systems.
Conduct regular interior, exterior, and roof inspections.
Maintain mechanical rooms, common areas, and building infrastructure in a clean and organized condition.
Support seasonal building requirements (winter readiness, cooling season startup, etc.).
Work Orders & Tenant Support
Respond to tenant maintenance requests in a timely and skilled manner.
Troubleshoot issues and determine in-house vs contractor response.
Provide clear communication and updates to the Property Manager on status and priorities.
Respond to after-hours emergencies as required.
Contractor & Vendor Coordination
Coordinate and supervise contractors performing HVAC, electrical, plumbing, fire/life safety, and specialty services.
Attend site walkthroughs, verify quality of work, and report deficiencies.
Ensure contractors follow safety procedures and comply with regulatory requirements.
Safety, Compliance & Risk
Ensure building systems operate in compliance with applicable codes and regulations.
Monitor fire alarm, sprinkler, and security systems and complete required testing.
Assist with fire drills, emergency preparedness, and incident response.
Follow and promote health and safety best practices at all times.
Capital Projects & Construction Support
Support tenant improvements and small capital projects.
Assist with site coordination, contractor access, inspections, and close-out.
Track equipment condition and assist with lifecycle planning.
Qualifications
Required
Minimum 3 years of experience in commercial building operations or facilities maintenance.
5th Class Power Engineer (or higher).
Strong working knowledge of HVAC and mechanical systems.
Comfortable performing hands-on maintenance tasks.
Valid Class 5 driver's licence.
Ability to work independently and manage competing priorities.
Willingness to be on-call.
Assets (nice-to-have)
BES certification or equivalent technical training.
Ability to read mechanical and electrical drawings.
Familiarity with CMMS software and GSuite or Microsoft Office.
WHMIS, First Aid, and CPR certification.
