Construction Project Manager
$110,000 to $130,000 CAD per year + bonus
Location:
Toronto, ON (Greater Toronto Area)
Live to Build is growing, and we're looking for a Construction Project Manager who wants to own their projects, build lasting client relationships, and be part of a team that takes real pride in the craft of construction.
You will help lead projects from pre-construction through closeout, bringing clarity to budgets, documentation, communication, and execution at every step. The central focus of this role is to create an exceptional client experience through professional and consistent communication, excellent attention to detail, and ensuring projects stay organized and well-managed from start to finish.

Pre-Construction

Assist with building clear, detailed estimates, scopes of work, and proposals that clients understand and trust

Review trade bid packages, leveling sheets, scope comparisons, and procurement plans

Identify scope gaps, risk items, and coordination issues early before they become site or budget problems

Help ensure selections, drawings, and consultant information are organized well enough to support clean execution

Project Execution (Start to Finish)

Lead project management from kickoff through closeout, including planning, sequencing, inspections, quality control, and coordination with the Site Supervisor

Maintain current budgets, commitments, cost to complete forecasts,



and financial reporting across active projects

Track client decisions, RFIs, site issues, and scope changes with strong documentation and follow-through

Prepare pricing for additional work or scope changes during construction, and convert approved pricing into clear change orders before extra work proceeds

Coordinate designers, architects, engineers, trades, and suppliers to keep projects moving efficiently

Walk active sites confidently, spot issues early, work closely with the Site Super and trades, and escalat risks with solutions before they become bigger project or client issues

Client & Partner Leadership (High Touch)

Be the primary point of contact: calm, clear, professional, and confident with clients, trades, and professional partners

Lead regular weekly client meetings with strong preparation, documented follow-up, and clear next steps

Maintain weekly visibility on budget, commitments, pending costs, and forecast to complete across active projects.

Help clients make informed decisions by clearly communicating cost, schedule, and scope impacts

Address concerns early, reduce friction, and bring structure to complex conversations

Closeout

Lead punch list completion, deficiencies, and final client walkthroughs

Ensure project files, closeout documents, and outstanding decisions are fully organized and complete

Own warranty follow-up with urgency, professionalism, and strong record-keeping

Ensure the project finishes with a high standard of care, clarity, and accountability

Qualifications

5+ years of residential construction project management experience, ideally in custom homes, major renovations, or additions in the GTA

Proven ability to manage budgets, forecast costs to complete, and maintain disciplined change-order control

Robust plan reading, scope review, trade coordination, takeoff, and procurement skills

Strong client-facing communication skills with the judgment to handle difficult conversations calmly and professionally

Highly organized and detail-oriented, with reports, documentation, and project tracking systems

Proficiency with Microsoft Office; experience with estimating/PM tools is an asset (Planswift, Fieldwire, Bluebeam, Buildwise or similar)

Valid Ontario Class G driver's licence and ability to travel to GTA job sites

Field fluency and practical construction knowledge are assets

Compensation & Benefits

Base salary of $110,000 to $130,000 CAD per year (DOE) at 40-50 hours per week.

Pay is given at an hourly rate of $50-60 CAD per hour at 40-50 hours per week
