Your New Role
As a licensed Senior Property Manager based out of Edmonton, you'll take ownership of a Western Canada portfolio spanning industrial, office, and retail assets — including properties in Calgary and Vancouver — providing strategic leadership while ensuring strong operational and financial performance. You'll oversee day-to-day operations, manage tenant relationships, and handle service requests and complaints to maintain high tenant satisfaction and retention. Your responsibilities will include lease administration such as rent collection, renewals, and enforcement of lease terms, along with preparing annual operating budgets, capital improvement plans, and monthly financial reports alongside accounting and asset management teams.
You'll monitor property performance, recommend operational and capital improvements, and conduct regular site inspections to ensure properties remain well-maintained and compliant with health, safety, and regulatory standards. The role also involves sourcing and managing vendor contracts,
controlling expense commitments within approved authority levels, and overseeing purchasing and payables processes. You'll issue tenant year-end operating costs and tax adjustments, manage insurance claims and tax assessment appeals, and initiate tenant legal proceedings when necessary. Supporting leasing and marketing initiatives, collaborating with acquisitions, development, and finance teams, and providing hands-on leadership, coaching, and mentoring to your team will round out this varied, high-impact role.
What Sets You Apart
You bring 10+ years of experience in property management, ideally within a property management, investment, or asset management environment, including 7+ years leading a team of direct reports. A Bachelor's degree, Real Estate designation, or a Property Management certificate program such as RPA or CPM is considered an asset. You're proficient with property management software such as Yardi, confident in Microsoft Office Suite, and you hold a valid driver's license with a reliable vehicle.
You're an excellent communicator and negotiator with strong interpersonal skills, comfortable managing multiple properties and competing priorities with exceptional time management. Above all, you're a strategic thinker and natural relationship builder who thrives in a rapid-paced environment.
