Overview
The Building Superintendent plays a critical role in the management and maintenance of residential or commercial properties. This position requires a proactive individual who can ensure the facility operates smoothly and efficiently. The Building Superintendent will be responsible for overseeing maintenance activities, coordinating repairs, and ensuring compliance with safety regulations. This role demands strong leadership skills and a solid understanding of building systems.

Duties

- Oversee daily operations and maintenance of the building, ensuring all systems function properly.
- Fabricate and maintain various building components as needed.
- Manage vendor relationships for contracted services, ensuring quality work is performed.
- Conduct regular inspections of the property to identify maintenance needs and safety hazards.
- Utilize Computerized Maintenance Management Systems (CMMS) to track work orders and inventory.
- Review schematics to understand building layouts and systems for effective troubleshooting.
- Coordinate low voltage electrical work and ensure compliance with relevant codes.
- Assist in project management for renovations or upgrades within the facility.
- Communicate effectively in English with staff,



contractors, and tenants regarding maintenance issues.

Skills

- Strong mechanical knowledge to troubleshoot and repair building systems effectively.
- Proficient in reading schematics to assist with repairs and installations.
- Ability to manage multiple tasks while maintaining attention to detail.
- Familiarity with electrical systems, including low voltage applications.
- Experience using CMMS for tracking maintenance tasks and inventory management.
- Excellent project management skills to oversee various maintenance projects from start to finish.
- Solid communication skills in English, both written and verbal, to interact with diverse stakeholders.
