About the Role:
Our client is seeking a Property Accountant to join their team. Reporting to the Manager of Property Accounting & Finance, this role is responsible for the full-cycle accounting of a portfolio of commercial, industrial, and multi-residential properties. The successful candidate will prepare financial statements, budgets, and operating reports while partnering closely with Property Managers to analyze results, support year-end activities, and ensure the accurate financial management of their assigned portfolio.
Responsibilities:
- Manage the full-cycle accounting for a portfolio of commercial, industrial, and multi-residential properties.
- Prepare and analyze monthly financial statements and operating reports.
- Perform variance analysis and collaborate with Property Managers to review financial results.
- Prepare annual budgets, including tenant revenue schedules.
- Complete year-end financial statements, working papers, and provide audit support.
- Prepare monthly management fee calculations, bank reconciliations, rent roll edit lists, and HST returns.
- Complete annual CAM and realty tax reconciliations for commercial tenants.
- Prepare rental advice notices for annual tenant charge adjustments.
- Review and reconcile tenant statements, approve lease charges for new and renewal leases, and prepare leasing fee invoices.
- Prepare quarterly financial reporting packages for externally owned properties.
- Monitor realty tax assessments, billings, and appeals while coordinating with external consultants.
- Respond to inquiries from internal stakeholders, external auditors,
and mortgage lenders.
- Provide guidance and support to the Accounts Payable team as required.
- Assist with special projects and other accounting initiatives as assigned.
Qualifications:
- University degree or college diploma in Accounting, Finance, or a related discipline.
- Minimum of 1-3 years of property accounting experience, preferably within commercial real estate.
- Experience preparing financial statements, budgets, reconciliations, and month-end reporting.
- Knowledge of CAM recoveries, realty tax reconciliations, and tenant accounting is considered a solid asset.
- Experience supporting year-end audits and preparing working paper files.
- Proficiency with Microsoft Office, particularly Excel.
- Experience with Yardi Voyager is strongly preferred.
- Strong analytical, organizational, and time management skills.
- Excellent attention to detail with the ability to manage multiple priorities and deadlines.
- Strong verbal and written communication skills with a proactive, team-oriented approach.

The posted salary range reflects expected compensation for this role in accordance with Ontario pay transparency requirements. Actual compensation will be determined based on the successful candidate’s experience, skills, and qualifications and may fall anywhere within the range.
