The General Manager must possess solid communication skills, both verbal and written, and demonstrate outstanding leadership. The General Manager must be able to delegate responsibilities, organize complex projects, and establish priorities consistent with company and property objectives, as well as liaise with senior managers of stakeholders.Essential Functions and Basic DutiesFinancePrepare and be accountable for the annual building operating budgetExecute the budget which includes approving, maintaining and controlling all operational revenues and expensesEnsure that all collection and control procedures are followed relating to accounts receivableEnsuring all Month End reporting is accurate prior to submission to Finance OfficeProvide constant vendor/contactor communications concerning scheduling, billing, vendor relations and certificates of insuranceEnsure that A/P invoices are submitted to the corporate office for payment, handle petty cash and all fundsEnsure monthly and other requested reporting is completed accurately and on timeEnsure property is rented to fullest capacityUtilize marketing strategies to secure prospective residentsConfirm that leasing staff techniques are effective in closing salesContinually monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal Information, marketing data etc. to be able to give up-to-date and proper information when requestedRepresent the company in a professional manner at all timesHuman ResourcesDirect and supervise, maintaining strong communication with all staff members and internal departments at the propertyEnsure legislated policies are followed,



including Health & SafetyCoordinate maintenance schedule and assignments with Maintenance Services SupervisorEnsure that all payroll policies are followedPlay an active role in the training and development of employeesDevelop a team atmosphere within the organizationPrepare regular performance evaluations of all staffEnsure that any employee conflicts are dealt with properly and immediatelyMinimizes turnover and encourages employees via positive reinforcementEnsure scheduling is reflective of the property’s operationAdministrativePrepare and/or implement procedures and systems within company guidelines to ensure orderly, efficient workflowConfirm all leases and corresponding paperwork are completed and input to Yardi accurately and on a timely basisOrganizing the office to ensure all resident files and information are easily found and well maintainedImplement policy changes as they are released corporatelyEnsure all administrative paperwork is accurate, complete and submitted in a timely mannerResident RetentionDeal with student concerns and requests on a timely basis to ensure resident satisfaction with managementEnsure distribution of all company or community-issued notices (i.E. bad weather, emergency etc.)Consistently implement policies of the communityCommercial SpaceOversee commercial tenants and manage vendor relationshipsMaintenanceMaintain community appearance and ensure repairs are noted and completed on timely basis. This requires regular community inspections and toursAssure quality and quantity of market ready apartmentsEnsure that models and market ready apartments are walked daily and communicate any service related needs to maintenanceEnsure that all service requests are recorded and communicated appropriately to maintenanceResponsible for the overall esthetic condition of the property (both interior and exterior)



ensuring that snow removal and landscaping is being properly carried outEnsures that the property departments are well organizedUnderstands their legal standings in all situationsEnsures that all information requests and documents are dealt with immediatelyAny other duty as assigned by a Director or Executive Committee memberManaging changeover seasons in May and SeptemberAdapt to new ideas and emerging situationsAbility to deal with high stress situationsCreative problem solvingManage the balance between customer service and student disciplineAny duties as assignedHealth & SafetyOutline all Personal Protective Equipment (PPE) required for all tasks taking place at the propertyEnsure the Personal Protective Equipment required for all subordinates’ job is readily available, in valuable working condition, and ensure usage is recordedConduct observer reports to ensure online training is completed by subordinates in a timely manner, and verify in-person records are documented and retainedEnsure hazard identification, labelling, and any additional chemical safety resources and documents are up-to-date and available for all workersEssential Functions with Client InstitutionEnsuring Client Institution has all necessary information in a timely fashionInteracting with Institutional departments for services provided to the propertyMaintaining a professional business relationship with primary Institutional contactPerformance MeasurementsPerformance will be primarily measured on the following factors:Performance ObjectivesInitiativeInter-Personal SkillsLeadershipBusiness & Financial AcumenCommunicationsSelf Development and AppraisalHealth & SafetyQualificationsEducation: Recognized College Diploma or University DegreeSkills/Abilities: Must possess superior verbal and written communication skillsMust possess superior budgetary and decision making abilityMust possess excellent employee management skillsMust be able to handle multiple projects at onceMust be able to provide leadership to staffExperience Required: Minimum of 5 years industry experience or equivalent management experienceWorking ConditionsHours per Week: Scheduled 44 hours per week (may need to work more as required)Level of Interruption: High level of interruptionStress Level: Moderate overall stress level (peak stress levels in May and September)Travel Outside of Location: Minimal (at least 4 annual corporate meetings outside of property)NOTE:
