Job Summary

We are seeking an experienced and results-driven Property Maintenance Manager to oversee the maintenance, repair, and operational performance of our growing portfolio of residential, commercial, and industrial properties.

The successful candidate will be responsible for leading maintenance operations, managing vendors and contractors, ensuring regulatory compliance, controlling maintenance budgets, and delivering a safe, well-maintained environment for tenants and stakeholders. This role requires a proactive leader who can balance strategic planning with hands-on operational execution while driving continuous improvements across the property portfolio.

Duties

Property Maintenance & Operations

- Lead the maintenance and repair activities across residential, commercial, and industrial properties.
- Develop and implement preventative maintenance programs to maximize asset life and minimize downtime.
- Conduct routine property inspections and ensure timely resolution of maintenance deficiencies.
- Prioritize and coordinate reactive and planned maintenance activities.

Contractor & Vendor Management

- Source, negotiate, and manage external contractors and service providers.
- Monitor contractor performance, service quality, safety, and contract compliance.
- Review quotations and recommend cost-effective maintenance solutions.

Capital Projects

- Plan, coordinate, and oversee capital improvement and renovation projects.
- Monitor project budgets, schedules, quality, and contractor performance.
- Ensure projects are completed safely, on time, and within budget.

Budget & Asset Management

- Prepare annual maintenance budgets and forecasts.
- Monitor maintenance expenditures and identify opportunities for cost savings.
- Maintain maintenance records, asset histories, warranties,



and service schedules.

Health, Safety & Compliance

- Ensure compliance with applicable building codes, safety legislation, and regulatory requirements.
- Conduct regular safety inspections and implement corrective actions where required.
- Maintain documentation for regulatory inspections and audits.

Stakeholder Management

- Build strong relationships with tenants, contractors, vendors, and internal stakeholders.
- Respond to maintenance escalations professionally and in a timely manner.
- Communicate maintenance schedules and project updates effectively.

Leadership

- Lead, coach, and develop maintenance personnel where applicable.
- Promote a culture of accountability, safety, customer service, and continuous improvement.
- Identify opportunities to improve maintenance processes, systems, and operational efficiency.

Requirements

- Diploma or Degree in Facilities Management, Building Maintenance, Construction Management, Engineering, or a related field preferred.
- 3+ years of property or facilities maintenance management experience.
- Experience managing residential, commercial, and industrial properties.
- Experience leading maintenance teams and external contractors.
- Strong knowledge of building systems including HVAC, plumbing, electrical, roofing, mechanical systems, and general construction.
- Valid driver's license and reliable transportation.
