A well-established Calgary-based real estate owner, operator and developer is seeking an experienced Senior Property Manager to oversee a diverse portfolio of commercial properties.

This is a hands-on opportunity for someone who enjoys building strong tenant relationships, managing property operations and taking ownership of financial and operational results. The Senior Property Manager will work closely with tenants, contractors, Finance, Construction and senior leadership to ensure the portfolio is professionally operated, well maintained and positioned for long-term value.

What You’ll Do

- Oversee the daily operation and management of assigned commercial properties
- Build robust relationships with tenants and respond promptly to their needs
- Coordinate building maintenance, repairs and service requests
- Conduct regular property inspections and ensure identified issues are resolved
- Manage tenant move-ins, move-outs and building communications
- Review proposed tenant work in partnership with the Construction team
- Manage contractors and third-party service providers
- Negotiate and administer building service contracts
- Prepare and manage annual operating and capital budgets
- Monitor expenses,



investigate variances and recommend corrective action
- Work with Finance to support rent collection and minimize overdue accounts
- Assist with annual operating-cost recoveries
- Recommend improvements that support property performance and long-term asset value

What You Bring

- Three or more years of progressive commercial property management experience
- Experience managing commercial properties, tenants, contractors and budgets
- Strong knowledge of commercial real estate operations and best practices
- Experience developing and managing operating and capital budgets
- Strong tenant-service, communication and relationship-building skills
- Ability to manage multiple properties, projects and competing priorities
- Strong judgment, negotiation and problem-solving abilities
- Proficiency with Microsoft Office
- Experience with Yardi or another property management system
- A valid driver’s licence and ability to travel between Calgary properties

Preferred Qualifications

- Bachelor’s degree in business, real estate, property management or a related field
- CPM, RPA or comparable professional designation
- Knowledge of Calgary’s commercial real estate market
- Experience with office, industrial, retail or mixed-use properties
- Previous leadership experience

Work Environment

- Full-time position based in Calgary
- Primarily office-based
- Up to one hybrid day per week
- Frequent visits to properties within the portfolio
