About Refinery District Townhomes

Refinery District Townhomes is one of Winnipeg's newest and fastest-growing townhome communities. As our portfolio continues to grow, we're taking the next step by building our own in-house property management company.

We're looking for an experienced Property Manager who is excited by more than just day-to-day property management. This is an opportunity to help establish and shape the future of our property management operations from the ground up.

You'll play a key role in creating processes, implementing software, organizing operations, and helping transition our growing portfolio into a professionally managed in-house operation.

This position offers the time and support needed to build things properly—we're looking for someone who values organization, professionalism, and long-term success over quick fixes.

About the Role

This position combines traditional residential property management with operational leadership.

Initially, a significant portion of your focus will be dedicated to establishing our property management systems and procedures, including implementing Yardi/similar platform (or assisting with implementation), developing workflows, creating operational standards, and helping transition the management of our properties to our in-house team.

Once established, you'll oversee the day-to-day management of the portfolio while continuing to improve systems and processes as the company grows.

Key Responsibilities
Property Management

- Manage day-to-day operations of residential rental properties
- Build positive relationships with residents
- Coordinate move-ins and move-outs
- Oversee lease administration, renewals, rent collection, bills, invoices, etc




- Manage rent collections and arrears
- Respond to tenant concerns professionally
- Coordinate maintenance requests and follow up on completion
- Conduct property inspections
- Work closely with caretaker, maintenance staff and contractors
- Help maintain high occupancy and resident satisfaction

Operations & Company Development

- Assist with the transition to an in-house property management operation
- Lead or assist with the implementation and setup of Yardi (or similar)
- Develop operational procedures and best practices
- Create standardized forms, policies, and workflows
- Help establish efficient systems for leasing, maintenance, inspections, accounting, and reporting
- Recommend improvements that increase efficiency and resident experience

Qualifications

We're looking for someone who has experience—not only managing properties—but understanding how successful property management companies operate.

Ideal candidates will have:

- Minimum 3–5 years of residential property management experience
- Experience managing apartment or townhome communities
- Experience with Yardi (strongly preferred)
- Experience implementing or transitioning property management software is considered a major asset
- Strong understanding of leasing, tenant relations, maintenance coordination, rent collections, and residential operations
- Excellent organizational skills
- Strong communication and customer service skills
- Ability to work independently and build new processes




- Strong problem-solving and decision-making abilities
- Experience supervising vendors or maintenance teams is an asset
- Valid driver's license is preferred.
