Position Title: Residential Building Manager

Reports To: Property Manager / Operations Manager

Position Summary

We are seeking a reliable, proactive, and customer-focused Residential Building Manager to oversee the day-to-day operations of our residential rental property in British Columbia. The Building Manager serves as the primary on-site representative, responsible for maintaining high standards of property upkeep, tenant satisfaction, safety, and regulatory compliance under the BC Residential Tenancy Act (RTA).

Key Responsibilities1. Tenant Relations & Leasing Support

- Conduct prospective tenant showings, receive applications, verify references, and assist with lease execution using standard Residential Tenancy Branch (RTB) documentation.
- Conduct Condition Inspection Reports (Move-In and Move-Out inspections) on standard RTB forms.
- Respond promptly to tenant inquiries, service requests, and noise or conduct complaints.
- Issue statutory notices (e.g., Notice of Entry, Notice of Rent Increase, Breach Notices) in strict compliance with the BC Residential Tenancy Act.

2. Building Maintenance & Operations

- Perform routine daily and weekly inspections of common areas, hallways, parkades, stairwells, and grounds.
- Complete basic hands-on repairs and maintenance (e.g., minor plumbing, light fixture replacement, drywall touch-ups, door lock changes).
- Oversee and schedule third-party trade contractors (HVAC, elevators, landscaping, waste management, fire equipment technicians).
- Monitor mechanical rooms, boilers, fire alarms, and security systems to ensure optimal operating condition.

3. Safety, Security & Emergency Response





- Serve as the main emergency contact on-call for after-hours building emergencies on a scheduled basis.
- Maintain fire safety plans, monitor emergency exits, and ensure all building life safety systems meet municipal and provincial codes.
- Ensure workplace health and safety compliance following WorkSafeBC standards.

4. Administration & Financial Duties

- Collect monthly rent and security deposits; maintain accurate ledger records in property management software.
- Maintain organized digital and physical tenant files, incident logs, and maintenance logs.
- Assist management with RTB dispute resolution preparation when necessary.

Qualifications & Skills

- Experience: Minimum 1–3 years of experience as an on-site Building Manager or Resident Caretaker in a multi-unit rental building in BC.
- Regulatory Knowledge: Sound understanding of the BC Residential Tenancy Act (RTA), Residential Tenancy Branch (RTB) rules, and landlord-tenant rights/responsibilities.
- Technical Aptitude: Hands-on experience with minor repairs, maintenance tasks, and basic plumbing, electrical, and HVAC equipment knowledge.
- Certifications (Asset):
- Certified Resident Manager (CRM) designation.
- Current First Aid & CPR Certification.
- WHMIS Certification.
- Computer Skills: Proficiency in MS Office (Outlook, Excel, Word) and property management software (e.g., Yardi, RentSync, BuildingLink).
- Communication: Strong conflict resolution skills and professional verbal/written communication abilities.
- Requirements: Clean criminal background check and valid BC Driver’s License.

Compensation & Working Conditions

- Salary Range: $50,000 – $60,000 annually (commensurate with experience).
- Housing: Subsidized 1- or 2-bedroom in office manager suite with utilities included.
- Paid Time Off: paid personal days.

Pay: $45,000.00-$55,000.00 per year
