Overview

We are seeking a proactive and versatile Caretaker/Handyman. This vital role involves maintaining the safety, functionality, and appearance of our complex through hands-on repairs, routine inspections, and general upkeep. The ideal candidate will bring a strong mechanical aptitude, electrical knowledge, and experience.

Duties

- CARETAKER DUTIES
- SITE MAINTENANCE
- Manage and supervise the site as
- directed by PM
- Make recommendations and take steps
- to proactively maintain the building
- Monitor and maintain the garbage and
- recycling room/move recycling bins on
- appropriate days
- Change light bulbs up to 9ft - report
- burnt out bulbs over 9ft to PM
- Routine use of Strata/s Power Washer to
- maintain exterior and garbage room
- areas
- Use of Strata’s Carpet Cleaner to
- maintain thecleanliness of carpets when
- required
- Management of hot tub chemicals and
- routine cleaning
- Installing safety signage
- Minor Handyman duties such as repairs
- and painting
- ACCESS & SECURITY
- Routinely patrol the site and report
- issues/damage
- External patrol of thesite building and
- perimeter
- Key holding and alarm responses
- Fob & enterphone programming
- Review security camera footage or fob
- access when requested
- Check locks on doors
- TRADES COORDINATION
- Coordinate trades upon the approval of
- the PM
- Provide access to, or issue fobs for trades
- Monitor entry and departure times
- Supervise trades as requested by PM,
- ensuring that work is completed in a




- timely and safe manner
- Call trades in the event of elevator
- malfunction, flood, plumbing/restoration,
- police, fire, ambulance
- PARKING VIOLATIONS & MISUSE
- Post notices to those staying in thevisitors'
- stall for extended periods of time without a
- pass
- Report parking stall numbers with oil stains
- to PM
- Report parking stall numbers with stored
- items to PM
- Send correspondences for towing, fines,
- levies upon PM approval
- PROPERTY MANAGER RELATIONS
- Consistent communication with the
- property manager to ensure the building
- is secure, maintained and running
- smoothly
- Take directives from the property manager
- Submit Caretaker reports regularly
- (frequency upon PM’s request)
- MOVE MANAGEMENT
- Coordinate and log move-in/out bookings
- Collect damage deposits for move-ins/outs
- Lock and pad elevators during moves
- Perform pre/post inspections with the
- resident
- Report damages to the PM
- JANITORIAL DU

Qualifications

- Minimum 5 years of experience of caretaking and janitorial services.
- Proved a current completed criminal background check
- References
