Overview Join to apply for the Manager, Investments role at Pier 4 Ltd. Pier 4 REIT is focused on acquisition of multi-family residential properties. Position reports to the Chief Financial Officer and involves underwriting, financial analysis, due diligence, structuring debt and equity for acquisitions, dispositions and refinancing, and leading a team of Analysts. Base pay range CA$120,000.00/yr - CA$150,000.00/yr Key Responsibilities Oversee underwriting, analysis, due diligence related efforts, and structuring of debt and equity for each acquisition, disposition, and refinance Prepare high-quality financing presentations and confidential information memorandums (CIMs) and participate in lending presentations Review monthly reporting packages for properties within the asset portfolio, ensuring completeness, accuracy, and clear commentary on results Coordinate activities with third parties related to acquisitions, dispositions, and financing (pipeline, transaction summaries, rent analysis, zoning review, and environmental risk/building condition assessments) Conduct in-depth financial analysis and research on potential investments using financial models to evaluate leads against established criteria and provide recommendations Identify and recommend investment properties and build a diversified portfolio strategy Build and nurture relationships with brokers, principals, originators and other real estate professionals across Canada Conduct on-site due diligence during initial acquisition and ongoing support Present investment opportunities,
debt restructuring initiatives, and asset performance to executive management on a weekly/monthly basis Create and manage complex financial models to support forecasts and decision making Ensure staff achieve service levels and take corrective action as needed Foster a work environment that values people, participation, creativity, learning and accountability Ensure employees have the knowledge, training, tools and technology to achieve business results Hire, train, coach and lead the Analysis team Requirements Very robust analytical skills with the ability to evaluate, summarize and rationalize large amounts of information with high accuracy Strong written and verbal communication skills Ability to build complex financial models in Microsoft Excel and maintain data analytics Ability to meet tight deadlines without compromising accuracy Ability to contribute as a team member to executive management and share ideas Ability to manage a well-functioning team during high volume or intensity Working knowledge of processes related to acquisition of multi-family assets or mortgage refinancing Ability to travel with a personal vehicle to properties for site visits during due diligence Coaching and performance management skills Commitment to ongoing personal and professional development Education/Experience Post-secondary degree in finance, accounting, or economics (graduate studies are an asset) Completion or pursuit of a professional designation (e.G., CFA, CPA, AACI) 5 – 7 years related experience in Real Estate and Financial Services Experience leading a team of analysts Seniority level Mid-Senior level Employment type Full-time Job function Finance #J-18808-Ljbffr
