The Opportunity Our client is a privately held, Edmonton-based real estate company with a growing and diversified portfolio across the Northwest Territories and Nunavut. This is a unique opportunity for a senior real estate leader who is looking to join a smaller, entrepreneurial, family‑business environment where they can have meaningful influence and long‑term impact.
This role is based full‑time at the head office in Edmonton and includes approximately 6 to 8 weeks of travel per year to the Northern portfolio. About the Role We are seeking a senior real‑estate leader to oversee the full lifecycle management of the company’s real‑estate portfolio, with a primary focus on deal‑making, acquisitions, investment strategy, and portfolio optimization.
This role operates at the executive level and works directly with the Chief Operating Officer to drive growth, capital deployment, and strategic asset performance, while providing oversight to the Director of Property Management and associated operational teams.
The successful candidate will co‑lead real‑estate transactions, financial underwriting, partnerships, and large‑scale portfolio decisions, while ensuring alignment between overall business strategy and operational execution.
Key Responsibilities
Implement the company’s real estate investment and portfolio strategy
Oversee asset improvement and performance across a diversified, multi-asset real‑estate portfolio
Identify opportunities to optimize value, improve returns, and support long‑term growth
Acquisitions, Deals & Transactions
Lead sourcing and execution of real‑estate acquisitions, partnerships, and investments
Negotiate and finalize letters of intent, purchase and sale agreements, joint venture agreements, leases and other contracts
Structure transactions to align with financial and operational objectives
Strengthen deal pipeline and market positioning across Northern regions
Financial Performance & Investment Analysis
Perform financial analysis, pro forma modeling, and feasibility analysis
Evaluate return thresholds, capital deployment, and portfolio performance
Oversee budgeting, financial planning, and investment recommendations
Development Oversight
Provide oversight of development and redevelopment initiatives
Collaborate with development and construction teams on project planning and execution
Ensure alignment between development, operations, and long‑term strategy
Leadership & Organizational Oversight
Provide direction and leadership oversight to the Director of Property Management
Align operational execution with portfolio strategy and financial goals
Develop and oversee high‑performing teams across operations and project execution teams
Cross‑Functional Integration
Work closely with Finance, Legal, Development, and Hospitality teams
Ensure seamless execution of real‑estate initiatives across departments
Integrate operational insights into investment and strategic decision‑making
Relationships & Market Presence
Build and maintain relationships with brokers, lenders, tenants, local authorities, government representatives and partners
Oversee regulatory, legal,
and environmental compliance
Identify and mitigate risk across acquisitions, development, and operations
Ensure governance and due diligence standards are maintained
Executive Reporting & Strategic Planning
Provide strategic reporting to the COO and executive leadership team
Seek advice and deliver insights on portfolio performance, strategy execution, deal pipeline, capital allocation, risk and market trends
Contribute to long‑range planning and corporate growth initiatives
Qualifications & Experience
10+ years in real‑estate investment, acquisitions, and portfolio management
Proven experience leading complex transactions and deal execution
Strong financial acumen, including modeling and capital planning
Experience managing multi‑asset or mixed‑use portfolios
Leadership experience in managing teams and cross‑functional collaboration
Experience in Northern or remote markets may be considered an asset
