Plus, our workplace culture has been recognized as aTop Workplace in Orange Countytwo years running — a reflection of the feedback we get from the people who matter most: our employees.We’re growing fast — and we wantyouto grow with us.Salary:between $150,000 - $160,000 depending on experience + annual discretionary bonusLocation:Dallas, TX or surrounding areaDirector of Construction and Development Job Summary - Central & Western Regions - Multi-Site StorageReporting to the Chief Investment Officer, the Director of Construction and Development manages numerous facets of construction projects from the initial conception through to completion for the Central and Western half of the U.S; managing vendors and ensuring they are completed on time and within budget.Essential Job Functions and ResponsibilitiesProvides site analysis and recommendations to the real estate department and site acquisition team.Manages milestones and brings appropriate resources to challenges impacting the schedule.Develops schedules and maintains targeted completion dates.Communicates project delays or budget challenges and identifies alternate actions to maintain schedules and budgets.Reviews all renderings and designs and ensures they conform to company brand standards.Interviews and qualifies approved vendors in all markets.Verifies the accuracy of General Contractor's monthly application for payment and provides approval.Ensures Certificates of Insurance are valid for all contractors and consistent with our operating standards.Monitors all inspections or corrections required by governing agencies.Upon completion of projects, reviews all warranties, O&M manuals, and final punch lists as required by contract documents.Interacts with the executive management team and perform other job duties as requested or assigned.Travel across the Central and Western states is required.Qualifications NeededBachelor’s degree in construction management, civil engineering, architecture or a related field.At least 5-10 years of relevant experience in multi-unit facilities management.Self-storage construction and development experience preferred.Demonstrated experience with a full array of heavy construction combined with new and renovation type projects.Proven ability to manage and execute capital improvement projectsMust have demonstrated experience with a full array of heavy construction combined with new and renovation-type projectsMust possess strong project accounting skills, including budget development, ongoing project cost monitoring and large money contract managementExperience motivating and coaching a teamExcellent organizational skillsExcellent negotiation and communication skillsHealth insurance including medical, dental and visionLife and Disability InsurancesPaid Time OffGenerous Holiday Schedule401(k) matching with no waiting periodEmployee assistance programReferral programA great culture!DiversitySmartStop® Self Storage, is committed to diversity, equity and inclusion.
